Just for your information, the Heart Of Europe has closed as of Nov. 3rd. They were having a very difficult time with the property manager about several issues which I do not have the liberty to go into right now. I can say that they are in negotiations with a new landlord in a much more visible location. I can say that Thomas and Milan are friends of mine and I do hope for their best.

Naga, don't go there with your negative crap..... I am a well informed person with current and factual information, not bloated sarcasm

With the high lease almost $10,000/Month, it is gonna be quite a challenge for the two owners to run this place successfully.

High Lease vs Low Revenue.
Who's to blame? Property Management and or Landlord.
Didn't Goodfellas Express blame the landlord too last year?

About Heart of Europe's new location... whether Broadstone, Prairie Oaks or Old Town, in order to survive, the new lease should be less than $5000/month. In addition to the new low lease, the quality of the food must be CONSISTENT and friendly service is NECESSARY.

Being less arrogant would also help a great deal.

Naga, We did not blame Landlord entirely for our situation...but if they were offering the same lease they are now to the tenants - we probably would not have sold. Bottom line is we were simply under-capitalized (like alot of restaurants) and were not doing the kind of business to support rent...In the end, after Goodfellas, beyond juice, express gourmet and great wraps were all gone, the landlord cut rent dramatically (around 40%). Too late. But we dont blame the landlord-WE picked the location. We just needed a fighting chance in the beginning and that is where the landlord could have been helpful.

Just to set the record straight, Thomas and Milan have been in contact with the owner of the old Pachanga location, but NOTHING as far as I am aware of has been confirmed with either party. But I do agree it will be a great location...

If it's such a great location why didn't Pachanga's make it? It's not like construction in the area shut them down. I ate there once and it was good, slightly expensive but nice atmosphere. I think the location is pretty bad though.

I would really love so see a little market in the Pachanga's site. Something like Selland's in East Sac, where you could pick up some prepared food for dinner, or a couple of things that you forgot at the grocery store.
