High Lease vs Low Revenue.
Who's to blame? Property Management and or Landlord.
Didn't Goodfellas Express blame the landlord too last year?
About Heart of Europe's new location... whether Broadstone, Prairie Oaks or Old Town, in order to survive, the new lease should be less than $5000/month. In addition to the new low lease, the quality of the food must be CONSISTENT and friendly service is NECESSARY.
Being less arrogant would also help a great deal.

Naga, We did not blame Landlord entirely for our situation...but if they were offering the same lease they are now to the tenants - we probably would not have sold. Bottom line is we were simply under-capitalized (like alot of restaurants) and were not doing the kind of business to support rent...In the end, after Goodfellas, beyond juice, express gourmet and great wraps were all gone, the landlord cut rent dramatically (around 40%). Too late. But we dont blame the landlord-WE picked the location. We just needed a fighting chance in the beginning and that is where the landlord could have been helpful.

they're moving to pachanga's? that's a really great location for a restaurant, especially when the new construction will be done....

If it's such a great location why didn't Pachanga's make it? It's not like construction in the area shut them down. I ate there once and it was good, slightly expensive but nice atmosphere. I think the location is pretty bad though.

I would really love so see a little market in the Pachanga's site. Something like Selland's in East Sac, where you could pick up some prepared food for dinner, or a couple of things that you forgot at the grocery store.
