I am planning on making a pruchase of a 3-bd condo at Waterford place and seeking opinion about the neighborhood and any history of offence/crime in this neighborhood. Please share any experiences!

The neighborhood is great, crime rate is very low, and the condos are full of mold. I think that about sums it up.

Are you joking?
Buying there will be a huge mistake due to both real and imagined/rumored problems at complex. It will be very difficult to get out and resell it if you change your mind later.
Almost any of the other newer condo complexes in Folsom would be a better choice.

The location is nice and convenient to the Outlet stores, movie theatre and light rail, but you would be better off as a renter. You might even be better off homeless than you would be as the owner of one of those condos with increasing levels of negative equity.

Isn't the problem with toxic mold only in one or two of the buildings? It's a great neighborhood overall with excellent schools and pretty low crime rate. The factory outlets stats would probably jack up the crime stats, and I would guess it would be mostly auto-related and theft crimes there. It's also very near the shops, movies, light rail, bike trails, Lake Natoma. Best yet, many of your fellow posters would also be your neighbors since an inordinate number of frequent posters live in Natoma Station.

Of course the mold is not in every unit in every building. Probably only a few, but the whole complex has a sitgma to it now, so the resale will be difficult even if your specific building or unit isn't one with the problem.
The owner of the complex gave up on trying to sell them, so that speaks volumes and will give the community an extremely high percentage of renters.
There are probably car breakins anwhere where there are lots of unattended cars sitting outside ungaraged.

did you know that 90% of homes in northern california contain mold?

I personally wouldnt purchase there, unless you fine some insane deal, and aren’t looking for a flip potential or even a 2 year thing. I heard they are looking to go back to sales possibly in 5 years or so. That said I think it’s a great location like others have said, I mean ideal for everything, but again, your resale isn’t going to be there for quite some time. If you do purchase, a little peace of mind could be that the standard features in the rentals are probably a lot better than what you will find in the already sold condos, so once they do sell, the value will be inherently higher.

People are just trying to help. A guy wrote for weeks about how he is stuck there and he lost a lot of money and more. I would suggest checking out Altura Villas rather than Waterford Place. Just a suggestion. The Broadstone area is just as nice as Natoma Station and doesn't have the problems Waterford does. Good luck.

I used to live at the "Waterford" complex when it used to be "Lakeridge Apartments".

Meh. The place is old. I know they remodeled some stuff, but unless they somehow pounded a few extra square feet to the place, the rooms are stuffy. The fountain they keep in the front ALWAYS gets dirty, and kids around there like to vandalize it.

It is a nice location; Near the outlets and movies, lightrail, sorta close to the highschool, and near a small lake-thing. And the office ladies were always really nice. :]

But I would definently search elsewhere first. Buying isn't a good idea there.

And yes, they have/had mold. [And some other stuff.] The apartment I lived in [324], the walls to my porch were completely decayed inside... For some reason, I found a lot of dead bees inside, and when I leaned my hand on it, it broke off and revealed the decayed innards. :[

... Anyways. Look somewhere else first. >_< [I'm living at the Willowsprings apartments now. They're great. :] If you wanna rent anywho...]

I lived at Waterford for 4 years. I lived there when it was called Lake Ridge. We recently moved into a rental house. The biggest difference we have noticed, besides the bigger space, is our utility bills have been cut in less than half of what they used to be.
During our stay there, they had renovated and that included taking the windows and doors out and replacing them with so-called energy efficient ones. We expected that our energy bill would take a dive after the new windows and front door. Believe you me, that never happened.
If you don't get stuck with the moldy one, you're sure to have one that's too old. The place is old, with old and terrible bones, old airconditioning units which take up way too much energy and even their rent is more than $1 per sq. ft. I am paying less than $1 per sq. ft. for my house right now. So, buying would definitely be detrimental.

Besides the complex itself, the Natoma Station area is wonderful which is why we moved just down the street to Black Diamond and not somewhere else. It's close to everything, the outlets, school, park, 50 etc.

Just my opinion.
