Townhouses

I received a letter today that said they are planning to put 50 Townhouses on Sutter St. Has anyone heard about this and do they have some information they could share? This is the first I have heard of it. confused.gif

Read the letter again. I think it's a notice from the City saying that someone filed an application proposing townhouses on River Drive which is down where the current City corp yard is.

Proposed for the Railroad Block is also a business park with loft apartments.

Both of these proposals will require extensive review by the public, then voting by the Historic District Commission, the Planning Commission and the City Counsel.

Again, read the letter and pay attention to exactly what it says.

It was a letter from a neighbor, not from the city.

They are talking about building retail/residential in the railroad block development, but like Gaelic said, this will go under extensive review.

No update on the folsom.ca.us site, but here's the link to the general "conceptual plan" that was outlined in the June 8th 2004 city council meeting:

I kinda like it, at least they'll be building some additional parking down there!

I found out its not with the railroad block part. If any of you know where the cemetery is on Forrest, that little neighorhood is where they want to put 50 new townhomes. Its close to the bike trail and to the City's yard, the Veterans hall and there is a little park. From what I have heard it doesn't sound good for here and we need help fighting it, anyone want to help put their two cents in?

I believe that's a historic Chinese cemetary. Hopefully, they aren't planning to mix that old, historic stuff up with new townhouses. The corp yard does overlook the bike trail, so I expect that any highrise buildings on that site will be unsightly for the nature lovers down below. Then again, the city approved VPD's building that backs right onto the State Park trail.

Yup there is the old chinese cemetary and a regular one, the one with the brick wall around it. From what I have heard is that they want to put three story townhouses in here, to me that does not continue the feeling of the historic district. The problem is we need more people to speak up and show up at the meetings so they know we are all against this. I do think its ok to develop this property but I feel townhouses are wrong for the area, nice single family homes would be much better.

I like the idea of townhouses near the center of town IF they are done with taste and architecture that supports the surrounding area. I have seen many townhouse units in historic districts of other cities and they can definitely add to the look.
What we DONT need there is more of the Same old tacky styling and masses of cement in front yards with 3 car garage- houses that all the new areas of town have.

I too like the idea of smaller houses within walking distance of Sutter Street. A lot of the houses in that immediate neighborhood are smaller and were very affordable when they were built. I would love to live in that area. It is a wonderful neighborhood and I think townhouses would be a good addition (with Folsom500's proviso that they are well designed and athestically pleasing). Gaelic -what is it that you so dislike about townhouses in that location?

What I dislike is that we are an area of single family homes, there is only one way in one way out, so traffic could be a problem, and as with apartments/townhouses there could end up being a renter problem. I moved here a month ago because it is a small little group of homes by the bike trails and the lake, townhouses ruin that, more single family homes like ours would continue the feel of the neighborhood.

Here's what I've found out:

The developers plan was not well received because they wanted 3 story townhomes, and did not offer adequate guest parking. They are going to revise and try again.

I am told that they are aimed at 'empty nesters' rather than families, and that they will be offered at around $375,000.

Just wondering but the way housing prices are today wouldn't the developer make just as much money with new single family homes, than with the townhomes.

You can get more townhomes on the land than single family.

I know that! But you could sell single family homes for more than you could the townhomes.
