Now even the embattled planned mall in Elk grove is going to become a new open air lifestyle center.

Bob Shallit: Palladio has space for 16 silver screens

Execs at Elliott Homes are naming only one of the anchor tenants at the outdoor Palladio at Broadstone lifestyle center they're planning in Folsom.

It's Cinema West, a Petaluma-based company putting in a 16-screen theater in the project's first phase.

But we've obtained a tentative list of other tenants for the center, to be built along East Bidwell Street between Broadstone Parkway and Iron Point Road.

Elliott's "working lease plan" lists Whole Foods as one likely anchor, taking a 45,000-square-foot site. Others listed as either having pending leases or letters of intent include bookseller Barnes & Noble; Coldwater Creek; and national restaurateurs PF Chang's, Ruth's Chris Steak House and Devon Seafood Grill.

Elliott's Russ Davis says he can't comment on any possible tenants except for Cinema West, which he says is making its first appearance in the Sacramento area.

As for other likely tenants, "We have confidentiality (agreements) with tenants that have signed letters of intent ... so I can't comment on how many are real and how many are just on a wish list."

Davis does say the project, adjacent to a planned Kaiser medical campus, is moving ahead. Grading is set to begin this summer and paving will be complete by year's end.

"We'll see buildings under construction next year," he says.

The first phase of the 500,000-square-foot project is strictly retail. A second phase could include a hotel or condos, he says.

Has anyone been to a Cinema West?

When our daughter was going to Sonoma State we went to the Cinema West in Petaluma to see a movie and from what I can remember it was OK.

Just wondering if they will run current top of the line movies???

Yes, same as Regal, UA, and Century. Same sort of movies.

I'm curious how this trend will play out. I remember a few outdoor type malls remodeling 20 years ago to compete with indoor malls because people didn't want to be outside in the rain and 110 degree heat.

I remember as a kid hating to go to K St mall because it was outdoor. People would travel to Arden, Sunrise or Florin on those bad days instead of K St. It was one of the reasons they added a roof when they remodeled in the early 90's. Even after that, it still sucks to go there in the middle of the summer.

If it was a windy, rainy day or 105 degrees out, will you be at Palladio or Galleria? I know where I'll be...

I think the enclosed malls are better... I would be at the Galleria too....

Neither. If the weather is bad, I'd stay home. You still have to park and walk back to your car either way.

I agree. Sacramento gets way too hot to have a wildly successful year-round outdoor mall. It would be like Minnesota expecting an outdoor mall to be somewhere people would want to go when it's 20-below. I don't think so...

You have to be crazy if you don't think the mall will be a success. Look at how many people go to the strip-mall accross the street to shop at places like Marshall's, Ross, Old Navy, and Linen's 'N Things. Nothing against those stores, but you can find them in every new town that's experiencing growth, ie. Turlock, Manteca, Stockton. Their nothing special. The Palladio's tentative lineup is very good, especially when you compare it to other cities. Is it as good as Roseville? Of course not, but why would we want to be like Roseville? The mall area is so big that the traffic and aesthetics of the area are nerve racking and "concrete jungle" like. I moved here in '98 and am glad I picked Folsom over Roseville. Look at our schools, churchs, parks, and bike trails and compare them to Roseville.

I think people will be willing to "bear" the heat and the cold to shop and enjoy the "lifestyle" center. I visted a mall similar to the Palladio in Easton, Ohio and came away very impressed. It's been very successfull and it's great because it's not "cooky-cutter-like". This is not going to be another Outlet Mall, the people and vibe are going to be completely different. If you end up not liking it, go to Roseville.

It will be successfull without people who cant stand the heat. There's enough of us who hate driving to Roseville or dodging bullets at Arden smile.gif to keep it in business.

I don't know, outdoor malls can really take off. I grew up just a few minutes from Oak Brook Shopping Center outside of Chicago which is the largest open-air center in the nation. It's quite upscale with Bloomie's, Neiman Marcus, Nordstrom, Macys, etc. It's a killer place and is very popular even in the winter. (Holidays are great, they have a ton of ice sculptures.)

How sad a commentary on our society is it when a shopping mall is referred to as a "lifestyle center"? If my lifestyle ever revolves around shopping please put me out of the misery.
