How sad a commentary on our society is it when a shopping mall is referred to as a "lifestyle center"? If my lifestyle ever revolves around shopping please put me out of the misery.

It may be a sad commentary but I hope people keep it up for a couple more years. I need to get to retirement. Actually a "lifestyle center" contains a lot more than regular retail stores. Typically there are many restaurants, sports bars, theaters, book stores, etc. The idea is to attract more people in and keep them there longer. Evil concept isn't it? tongue.gif

I don't know, outdoor malls can really take off. I grew up just a few minutes from Oak Brook Shopping Center outside of Chicago which is the largest open-air center in the nation. It's quite upscale with Bloomie's, Neiman Marcus, Nordstrom, Macys, etc. It's a killer place and is very popular even in the winter. (Holidays are great, they have a ton of ice sculptures.)

I'm not saying that Palladio won't be a success. I just think it would be even more successful if it was a "closed-air" mall. I'd still go there in 115 degree heat if I had a specific task in mind. If it is one of those "outings" where I have to visit every freakin' store in the place... not so much.

The one you mention near Chicago sounds like it was unique in the area. I'm guessing that it didn't have another indoor mall nearby with just about the exact same stores in it.

It does, actually, the nearest indoor mall is 3-4 miles away. Or the had the same tenents when it was built. In the 80s they expanded and brought in the upscale tenents, which the other mall doesn't have, but they both still have Sears and Carson's or Macy's (same kind of store). Oak Brook was just a cooler place and most of the time we'd go there, in the bitter winter or hot, muggy summer, just because it was cooler. I guess being outside is the key. BUT, and this is a big but, it had anchor department stores.

A mall, is a mall, is a mall....It's the stores that count...It's not like you're going to the outdoor lifestyle center to meet new friends there...Hell, we barely see our neighbors now and to think that this is anything more than a commerce stop and a place where old people and bored people go when there is nothing else to do is kidding yourself....If it's 110 and the mall is outdoors, the bored people will just have to go swimming somewhere...Maybe the mall can host some cultural activities...like a cheap magician or a sand sculpture...Chills just thinking about it.....Folsom needs good jobs with companies like Kaiser and Intel....Instead they like to rely heavily on retail....Part-time jobs, no benefits and little commitment to the community it serves...Typical....Why not get a casino...At least then maybe we could quit paying all of the Mello Roos...

My take is that we're being overly critical on this whole situation... Indoor, outdoor, store specifics, etc. IN MY OPINION, we are getting a few more stores to CONSIDER and give us options. And we're getting more resturants, even if they are chains. Cal Pizza Kitchen, Ruth's Chris, and PF Changs are decent options for us suburbanites. And it looks like they're planning some sort of wine bar and an upscale Irish pub. A few extra movie options and a top notch "foodie" store like Whole Foods don't hurt either.

I would love a great dept. store or even an average one like Macy's, but it's not happening.

We do have awesome weather during certain parts of the year (for example, now and early fall) and it sounds decent (at least) to me.

Like Santana Row in San Jose, I'm sure they will also have live bands/small concerts, kid productions (e.g., Christmas shows, singing, dancing, etc) as well.

Bottom line: We have a bunch of "discount" stuff in Folsom now (Target, Kohls, Marshall's, etc) and we flat out can use a few more decent options. Again, indoor, outdoor, or whatever. I personally am looking forward to the opening. specool.gif

I am now allowed to announce that Cheesecake Factory is going to the Galleria. They have submitted plans to the city because it wasn't planned as part of the expansion.

Expect to seem some extremely nice retailers as part of the expansion.

Scroll back and you will see that Eric has provided a lot of details on Palladio's potential tenant list in comparison to the various other regional malls. This post may not directly relate, other than to say it's unlikely Cheesecake Factory will come into Palladio, but his posts have been very on-topic and informative thus far.

Apple Store coming to Palladio?

CHECK IT OUT:

2nd Sacramento Area Store?
Developers of the Palladio at Broadstone mall in the Sacramento (N. Calif.) suburb of Folsom have penciled in Apple as a possible future tenant. The Main Street-style destination center will include over 750,000 square-feet of retail space, as well as a medical complex. Construction is just under way and could take a year to complete. The developer has proposed leasing Apple a 4,300 square-foot space near the middle of the complex, and it could open by Spring 2008.

This would be awesome if it's true! I'm a big Mac fan so having an Apple store in Folsom would rock!

I was just pointing it out because as far as I can see, Palladio doesn't have a big name restaurant that stands out more than Cheesecake Factory.

Not signed yet but they are apparently talking to Ruth's Chris, PF Chang and Calif. Pizza Kitchen to begin with. And frankly I'll take any of those 3 before Cheesecake Factory. smile.gif

I just meant they didn't have any restaurants that were more exclusive. Ruth's Chris already has one in Roseville and one in Sac. Pf Changs also 2. And CPK will have 2 in Sac and one in Roseville. CF only has one in sac and will have the one in rsvl as well. THat makes CF a more exclusive restaurant that will pull from Folsom and beyond. I don't think Roseville will be coming to Folsom just to go to another Pf Changs, Ruth's Chris or CPK.

I'm not trying to pick a fight, I am just stating the facts. And being in the commercial real estate industry I think I know what I am talking about. I hate to say it, but Roseville will be getting more and better Restaurants than Folsom. There are some names out there that I cannot say, but are looking at Roseville, particularly The Fountains, the Galleria, and next to the Galleria. The only ones that I can mention is McCormick & Schmicks, CPK, and Maggiano's.

I'm not trying to pick a fight either. You are probably right in that Roseville will get more restaurants because of the existing retail that is there and not in Folsom. In addition, the developers in Roseville have more leverage. That said, exclusivity does not necessarily mean quality. My problem with Cheesecake Factory is that I believe their "hook" is selling large portions of mediocre food. I'm quite happy with the proposed lineup of restaurants at Palladio and just hope they can sign them all. smile.gif
