I think Eric is right. Roseville/Rocklin will get many more exclusive and unique restaurants as compared to Folsom. I don't know if it is because they were first to the game in terms of trying to draw these type of establishments... because the population has more money to spend in that area... or just because of a greater amount of people living in that area. Or... are the governments/developers of Roseville/Rocklin just doing an excellent job of getting these businesses to locate there?

Rocklin doesn't do much, but Roseville just got an early start and some luck. The Galleria was originally planned for Rocklin, but the residents of Loomis fought and Rocklin didn't like the idea of a mall. Now they complain to Roseville about it and complain that their city doesn't have any money because they are nearly built out. Roseville even paid them $500,000 per year for a couple of years because WalMart left Rocklin, and Roseville didn't want them to have such a hit to Rocklin's budget. So, once the Galleria went to Roseville, everything followed it and now they have the 10th highest retail sales in California with retail sales this year expected to pass $4 Billion. Another fact that I just found is that "In the third quarter of 2006, California cities averaged $141 million in retail sales. Roseville towered over the competition with $385 million in retail for the third quarter." Also, in the same article it says 3 universities are proposed in and near Roseville that will sweeten the entire area up.

Lastly, a few tenants that I can FINALLY confirm for the Galleria are: Kate Spade, Apple, Lacoste, Burberry, Cheesecake Factory, and Juicy Couture.

It seems a bit odd to me that construction has really slowed down over at Palladio lately. For a while. trucks were there all the time "moving dirt". I know they have pushed the opening back to 2009 (from Fall 2008), but now I wonder if they have put the brakes on again for some reason. Usually construction booms in the summer months.

I, for one, would like the mall to be built soon.

I can try to find out what is going on. I hadn't heard about the opening being pushed back. That's pretty scary since EG Promenade is opening late 2008, Fountains at Roseville Spring 2008, and Galleria expansion Fall 2008.

I just meant they didn't have any restaurants that were more exclusive. Ruth's Chris already has one in Roseville and one in Sac. Pf Changs also 2. And CPK will have 2 in Sac and one in Roseville. CF only has one in sac and will have the one in rsvl as well. THat makes CF a more exclusive restaurant that will pull from Folsom and beyond. I don't think Roseville will be coming to Folsom just to go to another Pf Changs, Ruth's Chris or CPK.

I'm not trying to pick a fight, I am just stating the facts. And being in the commercial real estate industry I think I know what I am talking about. I hate to say it, but Roseville will be getting more and better Restaurants than Folsom. There are some names out there that I cannot say, but are looking at Roseville, particularly The Fountains, the Galleria, and next to the Galleria. The only ones that I can mention is McCormick & Schmicks, CPK, and Maggiano's.

I wouldn't call Cheesecake Factory or CPK a "better" restaurant. Let Roseville get all the over-hyped chains and let's get some really good restaurants in here.

Okay, I don't know why this all of a sudden came up, but let me explain. We all know who is looking at Palladio, and they are the same chains as Roseville, but maybe not quite as many. So, all I am saying, don't expect any of your "really good restaurants" at the Palladio, because they will almost be entirely large-scale chains.

Oh, BTW, Roseville is getting more than "over-hyped chains." Paul Martin's American Bistro, for instance, was created by the creator of PF Changs and Fleming's Steakhouse. So...they aren't all chains, and the list goes on. Folsom and Roseville will get lots of chains, which pushes up land value and lease rates which starts to push out the independent restaurants from these markets. Only the independent restaurants with owners with big bucks will be able to open.

I know it was a link. I was just wondering if Elliot/GGP have confirmed it in 2009. Just because Folsom's website says it, doesn't mean it is necessarily true. I haven't heard anything else that says 2009, so I was hoping someone else had other sources that said that.

I'd be SHOCKED if they could open by next year. Just piles of dirt over there now (for the most part). Sometimes I see a little activity where the Kaiser part is going, but the activity at Palladio seems like it has slowed way down. Maybe they'll kick it into high-gear soon though.

Back on the topic of chains and restaurants, I do wish Houston's or their sister "Banderra" would open out here (Roseville or Folsom). Those places are fantastic and usually do BIG business. I know the one off Fair Oaks is usually very busy. And the Rutherford Grill version in Napa is always packed.

I'd have to agree. I went to Houston's while on travel back in KC... and it was excellent! Ribs were amazing.
