They have not posted a list, but have announced about 10 so far. I've announced about another 10 probably on here

Thanks for pulling this list together, Cali! :2thumbsup: My husband was asking me and I was having a hard time remembering all the bits of info.

If Palladio folks are listening, you may want to rethink how you will be serving the Folsom demographic. My husband and I drove through last night and although they may want Palladio to be "upscale" but I saw one Miata in the parking lot and a sea of mini-vans and "soccor mom" vehicles. With a grocery store and a movie theater they have already ditched an "upscale" model and started hints at attracting families but they can't half-a** it or they will still lose out to Roseville. Nothing I saw on that list made me decide to spend the day at Palladio when I can entertain my kids much better at Fountains or Galleria.

If you are having trouble getting leasing then you have to rethink, move on to "new cheese". I bet if you updated your model, added some more family friendly attractions and revisited some of those big names who may have turned you down then you could pick up some of them. Tell you what Palladio folks, add a family friendly area I will work for you for free until November 1st. I will help you conceptualize and design the family attractions within a reasonable budget and then I will go calling on all of those potentials that have already turned you down. What have you got to lose? But in the meantime you have a time window quickly approaching as the holiday shopping season looms. There is the potential to move quickly and make large strides if you want it bad enough. End your slow torture, change your approach and stop banging your heads against a wall trying to fit a square mall into a round community.

I was surprised to see the Toby Keith estimate is Winter 2012. Wow. Still moving soooooooo slowly there. That could be 18 months from now. I would think this winter or maybe spring, but I guess not.

I REALLY hope De Vere's does it. Although, I saw some new Irish Bar going in at Montano in EDH (Kinnee O'Reilly's). It looks De Vere's'like.

They have already had to re-strategize away from the upscale model. After the bubble burst it became clear that they were overreaching what the area would be able to support in a more normal economy. All of the more upscale tenants pulled out so they are now focusing on the more mainstream stores that will survive through any economy and that Folsom can support. They aren't necessarily looking to pull from the Galleria/Fountains, but more stop the bleeding to the stores that can make it here.

On another note, I was informed today that most of the project has been pushed back to 2012 now including Toby Keith's, which somebody mentioned above. I've been told the first retail won't be until Spring 2012 now.

Hi Eric, if I'm reading this correctly, you are saying that most of the retail stores' openings are now delayed until Spring 2012? :( This doesn't include Whole Foods does it??? Do you know which stores will actually open in Fall 2011?

There is currently no space large enough to house them within Palladio.

Just the in-line shops. Whole Foods is still on for October.

They're all waiting on each other to make the first move but all are still a little weary with our economy still teetering right now. And even with just the talk of a possible double-dip recession has retailers on edge about expanding yet. Also, the cost of cotton skyrocketed and wiped out their margins so expansions are all on hold right now for most retailers. H&M is probably one of the most agressive expander in the U.S. right now, and they're even pushed into 2012.

There is a place in SF called Zeum. Something like that would be pretty cool here....


Eric: not catering to the stay at home mom population is a fatal error. I would go to Galleria over Palladio if they don't have the shops and entertainment features that Galleria has (play area, carousel). I get that they are trying to be upscale but look at the demographics of Folsom! They should have a mom panel roundtable discussion if they want to know what would bring us into Palladio!

Gymboree is good! Gap Kids, Naartje, Children's Place, etc would all be wonderful additions.

I don't mean Palladio or anyone any disrespect. And btw, I'd like to thank ericm2031 for all the information and updates being provided.

Maybe it's the economy. But if these are the types of business Folsom attracts based on our demographics, I kind of feel like the person who gets picked last in gym class..... I was hoping for something better but it seems like we're still going to be outlet/Walmart kinda of town. Not a Stanford University Avenue / San Francisco Union Street (not Union Square) kind of district.

My only hope is that Palladio doesn't attract the loitering undesirables who frequent other malls like Arden.

Why can't we attract BMW, Lexus class businesses? Why is it always Kia, Ford and Chevy? I thought Folsom and EDH have a relatively high disposable income per capita...?

Completely agree. Echo thanks to Ericm for the updates. I'm in EDH and I can't believe Palladio can't draw better. At this point I'm pretty uninterested in what's coming.
