Lots of information on new stuff going to Roseville but nothing about Folsom and Palladio! sad.gif What's up with that?

If you direct your questions to me I can try to answer them or direct them to the correct people and get the information but I can't promise anything. And I just wanted to give some updates on the 2 big projects over in Roseville:

The Fountains:

Leases signed as of late November: Whole Foods, Orvis, BellyBou, Chico's, Soma by Chico's, Lucy, Coldwater Creek, Posh Punkins, Sealed with a Kiss, DSW Shoes, Big Spoon Yogurt, Boudin Bakery, Z Gallerie, Anthropologie, Serendipity, White House|Black Market, Jos. A. Bank, Right Start, Aveda Salon & Spa, inSpa, Le Petit Chateau, Sur la Table, Peet's Coffee & Tea, West Elm, McCormick & Schmicks, California Pizza Kitchen, Smith & Hawken

Leases Pending:The Counter Burger, Noodles and Company, New Balance, Vera Bradley, Elephant Bar, Mortons, and 2 other names I can't read

Lease Negotiations: Ameritrade, Theater Xtreme, Sunglass Hut, and a hotel

Galleria:

Leases signed: Cheesecake Factory, Juicy Couture, Kate Spade, Apple, Burberry, Lacoste

Relocations confirmed: Crate & Barrel, Takken's Comfort Shoes

and many rumors floating around...but will be premier shopping center in Sacramento region

I ride past the construction at the Fountains daily and it amazes me that they are building yet another giant shopping center right across from the Galleria.

Its going to be insane getting in and out of there once thats all done.

Seems to me that the area there is completely over saturated with shopping but I guess they must be doing good if they are now tripling the number of stores and planning even more.

I have to say - when faced with the choice of going all the way to Roseville to shop in a crazy overcrowded area like that, or shopping locally in Folsom with lessor choices - I'll choose shopping at our smaller Paladio mall every single time ... or doing mail order on amazon.

There's a mall?

Amazon is great.

I got a notice from Borders that they are closing their Galleria location.

Is there somewhere that the non-industry person can see which leases have been signed for the Fountains?

Could be, though it was not on the list from Eric. That would still leave the Douglas Blvd one though.

There was an article in the Roseville newspaper that stated it wasn't making much money... and that they have a location nearby on Douglas Blvd.

They aren't planning a move to the Fountains.

I also hope the Whole Foods does end up at the Palladio. This project is taking forever... but am looking forward to it.

So...I am still waiting to hear an update on the Palladio and will continue to try. If I had to guess, if there is no construction going on now, it might be on hold due to the housing crunch, and retail demand has significantly dropped across the country and stores are being wary about where they expand...especially in markets they are already in. But that's all just a guess.

Yes, the Borders at the Galleria is closing...it was a mutual agreement between the mall and Borders and the mall is already talking to potential retailers to fill the space. I believe the store was 25,000, which is only suitable for very few retailers, unless a retailer decides to place a flagship location there. Borders is not planned at the Fountains for the time being becacuse there is no space large enough to house them there, unless it were to be put into their second phase, but I doubt it. There's the Borders on Douglas and Barnes & Noble across from the mall.

The area may seem oversaturated, but it's not. The stores and restaurants in the area already are some of the highest volume in their chains and Roseville as a whole has some of the top grossing stores in the state. Also, the area that Roseville is pulling from is tremendous and is continuing to grow, and the more stores taht are coming in, just keeps expanding it's pull even more. It pulls a lot from Reno, up North to Yuba City and stuff, all over Sac...it's pretty much turning in the Valley Fair/Santana Row retail district of Sacramento...btw, that's in San Jose/Santa Clara and is one of the top grossing shopping districts in the country.

So I will let you all know what I can when I get the news on the status of the project, but I will not be able to share any info on the tenants, as that is confidential. The Fountains makes all their tenants public...the Galleria is very tight-lipped, but I know another anouncement of new tenants is scheduled for next month. They're opening in 10 months, so I would expect a significant number of those tenants to be announced coming up...the tenant list for it is astounding though and will definitely put this in par with the bay area.

I skimmed through this post a little, but didn't see it...is there a more up to date list of tenants who have signed on to be at the mall? The only one I see is from like March/April '07. Just curious. Thanks!! smile.gif

No new plans have been released to the public since. This is not unusual though, so don't start jumping to conclusions. It's very rare that they even released as much as they have. Normally, companies will not let those out, but I believe that was leaked out by someone and they were forced to deal with it. For example, the Galleria has not released anything to the public, I have them, but not to the general public. They have only released 6 tenants names and they are opening up in 10 months! But there will be a release of names for them coming February. So, to answer your question, no new plans have been released and I'm not even sure what tenants are even signed as of this time.

Wow, the Fountains and Galleria are going to be top notch. Sure, crowded and lots of traffic. But still, the best shopping options in the region.

Palladio still looks decent. I hope they get things moving over there. I know the opening date has been moved to 2009 (from '08), but now I'm starting to wonder if that's Summer or Fall of '09.

Palladio has a scheduled opening of Spring 2009. This is from a confirmed source, but keep in mind that "Spring 2009" stretches all the way into June, like what the Fountains is saying.

Wow, that seems awfully ambitious considering how far they have to go. I hope that means we'll hear more merchant news, and possibly a confirmation of what has been talked about.
