That is one of the problems with relying on a source like Zillow. They dont take the time to show you why something sold for what it did. They dont know what it looked like, its conditions or other problems.

If you want a true idea as to what a house is worth, contact someone that evaluates homes for a living.

This house was purchased on the court house steps. The new owners bought the first mortgage, paid over 25,000 in back taxes and put almost $50K into updating it.

I would be happy to show you the comps in the area. They have recently sold for $218 and $234 a sq ft, in similar condition.

We are at $224.00 a sq ft. with a pool. The house is gorgeous and the neighborhood is wonderful...very family friendly...

I meant that rules have changed with some lenders. Some now want the SELLER on the title for 6 months or even 1 year. Not all of course, some.
