I pay it. I think the HOA adds value and controls their costs well (they post their financial reports on http://www.arcnha.com/)

I know not all of arcn is voluntary.... The Cascades pays more than I do in The Parkway - they get a lot less and a whole lot more headache too!

its the ones where you get letters or you can't sleep at night cause you got house guests parking on the street.
you could get a sign like your alarm sign saying we don't participate in the neighborhood ccr program.

I like the older parts of the Parkway close to the Oak Chan School.. and the parks over there...
I bet you can find a great deal over there...and you have all the extra amenities...
also Lexington Hills has some great buys and they have more parks I think than any neighborhood in town and the two creek trails

The older parkway is still very popular...I just sold 2 listings both in less than a week....we had multiple offers on both....it always comes down to price, condition, location and marketing....
The neighborhood is very friendly....HOA's are not for everyone....

Well, fair market value is what a willing and able buyer is willing to pay for a piece of property.....so usually it has to do with price, condition, location....and last marketing....in my opinion you cant just put something on mls and expect people to see it...
what makes your house stand out over the other 373 houses in folsom today? what is your motivation to move?
short sales are different, thats a whole different conversation....banks are only responding to about 20% right now....so many are ending up in foreclosure....
But most people would be surprised to hear that folsom is selling the same number of homes as we sold in 2005, just as many buyers( may 2005-(85 homes closed), may 2007-86 homes closed....they just have more to choose from....interest rates are higher, so sitting on the fence is not neccessarily good either....
sellers still have control to sell their home...they just cant be out of control....

Another consideration is the grammar school. I haven't looked up how things shook out with the re-districting but I know sales slowed when word got out that the new PW would be assigned to Theodore Judah and not Empire Ranch. I know of people who pulled out of buying due to that reason alone.

I thought new Parkway went to Empire Oaks. What is wrong with Empire Oaks
