I totally understand the skepticism people have about real estate agents representing both sides of a sale which is why when I list a property I ALWAYS ask the sellers if they have a problem with me representing the buyer. If so I tell them I will recommend them to another broker....which is distinct from another agent. Yes I get a referral but it's not as much as I would have made if I represented both sides of the transaction. I've never had to do that but statistically I've only "double-ended" two transactions in my 8 years of selling real estate. Some agents only work to double-end properties and I don't think that is in the seller's best interest.

It seems that those who have an opinion on the matter are divided. Half thing it's the worst possible thing mankind has ever done, while the other half think it's the greatest.
I've heard people brag that their house sold in X number of days because their agent brought all of their co-workers through the house, and one of them had a client for whom that house was perfect.
In fact, I've lost out on at least one listing I can recall, because the another agent was in a much larger company, and felt that the other agent had a better chance of getting it sold by communicating with all of the other agents in their company.
On the other side of it, there are those who wonder if they could have gotten more for their home if the buyer's agent came from a competitor's office.
Bottom line is that if the agents are ethical professionals, it should not matter one way or another, where the buyer's agent works.
I've only double-ended one deal. I had a house for sale in Rancho, and a guy saw it while visiting a relative. He called me, walked through, and said, "I'll take it!". In that situation, we cut our commission.

Absolutely! Agency disclosures must be delivered to both buyers and sellers.

agency disclosure is critical.....before an agent can agree to represent both parties...the first principal you are representing must agree...if they dont feel comfortable for any reason and dont agree....you cant do it...period....
there are pros and cons to dual agency...

everyone is entitled to their opinion...you must have really had a bad experience...I feel for you..because like other professions we are not all alike....
Now i could assume from your handle you are some kind of doctor....
just because i have had one bad experience with a doctor does not mean i think they all are idiots, make too much money..are not people friendly...and charge too much....give my profession the same respect...
get to know who we are before you imply we are unethical, crooks, only looking out for ourselves...i think you will find that myself and other agents and loan officers on this board are just the opposite...we live in this community and value our reputations....
you are making a big assumption that buyers and sellers are not smart enough to enter into a transaction with all eyes open....
