It's like you're arguing this imaginary issue! You are definitly not understanding the issue at hand. It's almost like you want it to be this whole have's vs. the have nots!
That's so not the case at all!
The brutal truth is that these new homes they will be putting in on this proposed lot will NOT be low income. They are lovely beautiful homes that will be priced $300K and up. I have no problem with the people who will be buying these homes just as I have no problems with the people who have bought at Esplanade down at the north end of ER. It is not a low-income issue Supermom!!!!
As I've stated too many times to mention, the traffic and number of children that will impact Empire Oaks is my main focus.

I am not an expert on this issue, but in looking at the parcel, there are wetlands on the back that border the Parkway homes, so I believe those would not be included in the project. You also have to take into account if it's multi-family there will be an office/clubhouse, swimming pool, lots of parking (hopefully) and landscaping. That would dramatically cut down the lot sizes for each condo.

I understand that Single Family Attached is usually around 1 per 4000sf, that obviously includes space for parking, balcony, etc. It's still a far stretch from 114 units on 12 acres (stated per the website) to 40 "luxury" units on the same acerage.

It seems to me that there is quite a bit of multi-family housing in ER. I haven't noticed nearly that much across the bridge.

Aw---I said the the perceived: as in perception
and no: I am not trying to stir the pot. But I do think it is necessary to add more multi-housing to Folsom.
Why are so quick to jump on me today?
As for traffic --well, no offense- but the empire area ain't got nothing compared to other parts of Folsom.
I'll be glad to see it stretch out a bit.

I think the traffic around the SCHOOL is more the issue than in the general area.
Why more multi-family housing? How much more should there be? It seems that Folsom has quite a bit. There are apartments and condos all over the place. Why can't EDH get more?

Why should Empire Ranch be any different than any other housing division in Folsom? Do you feel that the families that have purchased homes in this area have an exclusive on the land? You can fight it, but you will not be able to defer city hall's ideas. They'll just rezone. Build it and they will come...

It is not a question of Empire Ranch being any different from other housing in Folsom. It is the opportunity we have as concerned & responsible residents to have a say & be involved in the development of our neighborhood. Granted the Council will change the zoning without regard to the residents but I like to think that if we unite we can have a say - give them pause before blindly acquiescing to a developer.
So many things have changed from the original vision for Empire Ranch if we stick together maybe we can preserve what initially inspired us to live here.

Kind of hard to sell multi-family housing when the asking price is comparable to that of a single-family detached home. Throw in the $200-$300 monthly condo association fee, and now your total monthly payment rivals that of a single-fam home. That's hardly low-income housing. And a majority of that so-called "affordable" housing behind Safeway is occupied by Intel employees, the least likely person to be a junkie or car thief.

so whats happening with the status of the maybe condo retail zone. I signed the petition to stop the zoning but did it work? were they able to collect enough votes?

About three hours ago, I received a very welcome phone call from Lisbet Gullone, Associate Planner for the City of Folsom. She informed me that Rancho Cortina Properties and Pacific West Homes officially requested an indefinite continuance on this project. Since the applicant did not want to set a future date for the Planning Commission meeting, the project is officially on hold and would need to go through a formal community notification process if and when they decide they want to try their hand again with the approval process.
It goes on to say that the applicant didn't think they had the votes to get this approved, due to the negative feedback they'd been getting from Council & Planning Committee members.
So, for the time being, nothing's going to happen there (except a new traffic signal).
