Apartments/homes For Rent In Folsom

RUN, don't walk, from Waterford! My husband worked for the construction company (Borge Development/5 Star) that was renovating the complex and their "fix" for the mold that was in most of the units was to "spray bleach on it, wait for it to dry, and put new drywall or paint over it." They did shoddy work to get all of the units available for sale on time. It's a bad, bad place.

We currently live in the Overlook apartments and they're pretty nice. The rent is good for the living space and for the area. Try to get on the new side though because the units are cleaner, the area is much more quiet, and there are just a handful of kids.

we moved to Folsom just last month, in June. We came over here and spent a whole weekend going around apartments and seeing the units. We first decided we would go for a 1 bed room. But we soon realized that the 1 bed room apts are smaller. so we decided to go in for a 2 bed room. So, by this decision, we went around all units looking for a 2 BR apt again. Now, we have enough information about all these.

you first have to decide on 2 things.

1) which part of city you want to live. there are few apts in the commercial side of the city, like near shopping malls, etc. others are more in the residential areas, like a little away from those malls, etc.

2) how much will you drive?

And here are the details which might help you: [I have not gone thru the reviews etc. we went to each complex and looked at it].

Willow Springs -- Biggest floor plans, nice landscapes inside. Good facilities for children to play. Nice pool. occassionaly have weekend bruch. Little pricy. i guess 2 BR is about 1300-1500$ or something likethat. Not gated. Has a walk/bike trail close by. Peaceful area. Friendly staff. Pretty new, i guess in 2000 build.

The Falls at Willow Creek -- These are new apts. My friends live here. Pretty nice. I did not look at the units. Not gated. Close to shopping, hospital etc. Decent pricing.

Waterford Place -- Very small units. they built a 2 bed room apt in the place of a studio apt. otherwise, good. Nice amineties. Not gated. It has school right across the street i believe. Little less expensive. They have a 32" LCD TV in every unit.

Iron Point at Prairie Oaks -- Gated community. Very expensive. we did not like the layout. Smaller 2 BR apts floor plan is horrible. The bigger ones are better. There is nothing much green in the complex. Close proximity to INTEL, SAFEWAY, Starbucks etc. Some units have garage.

Sherwood - Nice apartments. Price less than Willow Springs. Decent units. Only drawback is their living rooms are very small. If you wall mount your TV it saves space. Nice location. next to Best Buy, Broadstone shopping ceneter. Gated community. good management. Garage included in rent.

Fairmont at Willow Creek -- Not sure. We did not want to live there. we felt it was somewhat congested. So did not try there. there is no open space between apt buildings.

Pinnacle at Blue Ravine -- This is also nice place. Units are little smaller than Willow Springs. Price is a little less comparitively. Not gated. no assigned parking -- this might be an issue.

Overlook at Blue Ravine -- Nice place. they have about 530 units. Really big complex. You feel like you are in some resort or something. If you have a settelite dish, it might be an issue here. You cannot spot the apts from road. They are hidden in lot of trees. so, must be cooler. decent price, decent size.

Legends at Willow Creek -- Same as Fairmont. Looks similar too.

Quail Chase -- These are Ok too. But smaller in size. They look scenic.

My choice would be something like this.

1) Willow Springs
2) Sheerwood
3) Falls
4) Quail Chase
4) Pinnacle
5) Fairmont, Legends
6) Iron Point

Hi Susie smile.gif My husband and I moved to Folsom in Feb this year. After a few weekend searches of visiting different complexes, we chose The Falls at Willow Creek. There are quite a few complexes out here, many of them really NICE too .... we are happy so far. Nice area and my little dog loves it too .. they are very pet friendly ! Good luck!!

I live in the Sherwood Apts here in folsom.
I love it!! The maintenence crew is the BEST i have ever seen, i have lived in 4 diff. apt. complexes and this one by far surpasses any others i have lived in. I had to get my locks changed asap at one point, the maintenance guy Larry waited around untill 7:30 at night untill i got home to give me the keys to my newly installed locks. I had no idea he was changing the locks the day i submitted the request and he couldn't get a hold of me. Every time i've called him for something he has immediatly came over within 10-20 minutes.
Top notch crew they have here. The place is always clean and the attached 2 car garage is huge plus to a guy like me who is always wrenching on his cars.

Having lived in houses in both Rocklin 1999-2002 and Folsom 2002 to present I would say I prefer Folsom much better. The walking and riding trails within the city are great and you are very close to two "lakes' within 4 minutes - as well the River. Although Rocklin was smarter in the new section on traffic/ roads ( more lanes ) Folsom is OK in most locations... Folsom also has a real 'old town- downtown' with lots of shops and bars and restaurants. Both cities have way too many Republicans though... tongue.gif ...
While I do not use it - Folsom has the light rail to get you downtown sac or places in-between and I find that while Rocklin folks are friendly - Folsomites are more so ...
Folsom has more old growth trees than Rocklin... I think the schools are equivalent - both are excellent. Folsom has a public aquatic center , rocklin does not that I am aware of.

Both have green belts but Folsom's are better...

Folsom also has more EVENTS for the public than Rocklin.. and Folsom has more and better parks...

Both cities are about the same demographically... although Folsom due in part to Intel is becoming more ethnically diverse than Rocklin...

Folsom is getting a Folsom Lake Crossing Bridge that does NOT cross the lake - Rocklin only has creeks..

So there are a few highlights from one that has lived in both locations...

Susie, are you aware that there is a nice 2 story home for rent in Natoma Station on Hopfield Dr. It is in a great location in Folsom.

apparently nobody who's lived and left the overlook apts has been on here. They're awful. Bad while you're there and worse when you leave. They take every cent of your deposit and wrongfully do so. Look around on apartment rental sites that offer reviews and you'll see I'm not the only person who wishes they would have before making the poor choice of moving in there. Just avoid these apartments or you'll be here in a year warning others too.
