The Kaiser part is coming along fairly quickly.

I wonder what stores will actually open there. Eric mentioned lots of names for The Fountains in Roseville and a lot of those did not come to fruition. As it's been mentioned before, Ruth's Chris steakhouse has also backed out of Palladio. We'll see. I do look forward to the mall opening, just not the extra traffic around it.

Cinema West has a webpage talking about the movie theatre and picture. They say that the theatre will be open this year. Maybe that is why the parking structures are being done.

I am just curious how this mall will shape up when it's time to open. The Wall Street Journal just had an article earlier this week indicating that malls and so called Lifestyle Centers (like Palladio and The Fountains of Roseville) are struggling to lease space. Several major retailers have cancelled expansion plans. So a lot of the retail names that we've been speculating may not come to fruition in Folsom. We have already seen Ruth's Chris steakhouse change their mind.

I just think Elliott Homes dragged their feet farrrrrrrrrrrrrrrr too long to get this place open. It was talked about for more than 10 years and the timing is just bad now. Oh well, I am sure that the cycle will eventually turn back and it will be successful.

There was supposed to be a mall built thirteen years ago when I moved here and started working. I have purchased two new houses and moved twice and the mall still hasn't been completed. SLOW!

Has anybody looked around town lately? There is so much open/for lease space it's sad. So now let's add a mall that will increase the "FOR LEASE" signs around town. May as well start the S of Hwy 50 development while everything is in the tank just for fun.

I agree. I have noticed it over and over. Sooooooooo much commercial space is just sitting vacant. Yet I think I have heard that rent is still high in shopping centers? I just don't get it. But real estate has ALWAYS been about cycles. It never just rides high and stays that way. One day, it'll turn around. But again, Elliott just seemed to handle the whole Palladio situation curiously. They should have broken ground at least 5 years ago.

"Our potential inability to address our 2008 or 2009 debt maturities in a satisfactory fashion raises substantial doubts as to our ability to continue as a going concern."

It doesn't look good for GGP, and possibly Palladio Mall. sad.gif

GGP is down 70% today, to around $0.40, having lost more than 99% of its value this year. As we've seen, even the seemingly best can crash & burn in this climate.

I don't believe that GGP is the developer or owner of Palladio. I think that is Elliott (not that good either). GGP is doing the leasing under contract to Elliott. The timing is now terrible for Palladio as retailers are pulling way back on new store openings (if not going bankrupt) and there is little prospect of successful openings in the next 18 months. The Palladio people have been really quiet for a long time. I don't think they know when they will get it fully open (or at all).

Has anyone seen an updated list of retailers lately? It's been a long time since I've seen one.

I knew Elliot was the owner, but I thought GGP was the developer. Since they're just doing the leasing, GGP's untimely demise shouldn't impact Palladio nearly as much as the general economic climate. Thanks!

GGP is the developer of that new mall in Elk Grove which has stalled. GGP is in deep doo-doo. I expect the Palladio Mall to stall as well.

KFBK said the developer is near bankruptcy and this could stop the Palladio as well as the new malls being built in Elk Grove and Tracy.
It will be an long term eyesore if it is halted mid-way through construction.
