From what I can tell, there is no other HOA as strict (and GOOD) as the Parkways. I love this place and sincerely hope they don't bend the rules for any circumstance.


Couldn't agree with you more. Before moving to the Parkway, I also lived in a neighborhood where "Anything Goes!", quite literally. That neighborhood went downhill quite fast and I was ashamed to live there. At one time, someone had parked a big rig in front of my house and I could do nothing about it. That was the last straw. All I could do was stare at the beautiful truck logo through my dining room window. No one should have to do that, unless your a truck driver of course.... Living in the Parkway has been such a great blessing! What I don't understand is why everyone on this forum is so angry. They all signed off that they had read the CCR's and would abide by the rules. Therefore, they should understand the do's and dont's. We are all adults here. Why would someone move to a neighborhood knowing that they can't possibly follow the rules?. If they don't like it, then maybe it is time for them to move? I am hearing a whole lot of whining and crying, sort of like a 1st grade classroom. I love everything about the Parkway. It is very clean and prestine, has lots a walking trails, and for the most part, everyone tries their best to follow the rules. I guess the only way to get these upset people to understand why the HOA is so strict is to have them experience some of the problems themselves instead of being the cause of the problem. I am tired of hearing about the references to Nazi's, ect... Get a life...

When I moved here, 3-4 years ago, the market was different. Those were the days buyers couldn't be picky (unless they had a lot of money). If you were "normal folk", or starting off as I was, you would sometimes have to take what you could. Houses went almost instantly and it was hard not to get caught up in the panic. When I was looking, I didn't see a single new home in Folsom that DIDN'T have cc$rs. I got the last house in the parkway and quite literally raced several other families to the sales office when the call came that the previous sale had fallen through. For me the ccrs are a downside, but necessary if I wanted a new house in Folsom. That is just my experience - I think the "if you don't like it, don't sign it" argument is a little myopic.

I don't know the numbers, perhaps one of our local RealtorŪ's can tell us, but there can't have been less than an average 100 homes for sale in Folsom for the past 20 years. I'd be willing to bet they all had varying rules and restrictions. I don't buy "I had no choice" as an excuse for not following CC&R's you read, signed, and signed that you read.

I was thinking along these lines, too. I think it's great to share info with the other neighbors. My friend, Tim, has an RV that he occasionally parks in front of his house up in Cam Park. I used to live up there and it seems like an RV fits right in...but there was a very active group of CC and R people hassling him on a constant basis. Another neighbor approached him who had also been hassled and shared that the street is not under their jurisdiction AND that there is a 10 ft. setback...so that the only way for the group to have a legal foot to stand on would be to deed the 10 ft to him...which, of course, they'd never do. So...sharing info with other neighbors can be a great thing. ALSO...the neighbor said that they obviously live on street where someone from the "Committee" regularly drives...as he'd asked others who had worse "infractions" and they'd never even HEARD from the group!! So...maybe the other things that FM has noticed aren't on the route (or next door?) to a committee member?

I can't believe you are painting your satellite dishes. Do you guys have to put a brick on the sidewalk in front of your house so when you trip over it you know you are home?

Only after we get approval and paint it the same color as everyone else's brick. They could NEVER look different!

I think it's the only thing in a nice looking neighbourhood near good schools "at the time"

That's kind of a strawman.... I'm sure we can both site neighborhood's w & w/o cc&rs that are all nice looking.

Your neighborhood must have broken down Cameros on the lawns with grass growing around the tires and, *gasp* unpainted satellite dishes!

I can remember 2 maybe 3 years ago when there weren't ANY houses on the market in Folsom. It was truly a seller's market. Heck, a beat up house on Wales had 17 people bidding the price up to 400k, for a 2 bedroom shack.
