and wow a 10 year lease at that monthly rate - ouch. the developer of that area is going to price those folks right out of business, especially with Intel downsizing which was probably 70% of their business.

I do not understand why anyone would sign a ten year lease at that high a rate. Rent is out of control in this city. The only reason I would ever sign a long lease is with a low rent, and a captive clientele.

I think it all depends on your goals. I have been doing it for six years now, and am just successful enough to get by. The added bonus is that my wife can go to school and does not have to work. Plus we can schedule our time around our kids.

Dang it. That's Goodfellas. Was there for dinner tonight, picked up a nice comfort-food lasagna to feed my cold. I will definitely miss them if they go. I know how hard the brothers have worked and that they've tried to make a number of changes to increase business. With that rent, you'd really have to blow it out in order to make it.

I see one of them almost every day when I am doing my shopping at the local warehouse store. I think the price is low. That is so cheap for the fixtures and equipment. Maybe they decided that they have lost all the money that they care to.

Hello- Yes its true that the restaurant is for sale but we are not closing but relocating. We've had so many problems with the complex we are currently in and we feel its a losing battle. However, we plan on re-opening somewhere else in Folsom. This is about the complex -not about anything else. We will keep you posted on developments-till then we are here to serve great home-made italian food! Ciao

Amarin Thai has a very small kitchen.

For all the current listings, Pachanga is the only "good" place for potential long term profits.

If I have the money, I would buy Pachanga tomorrow at 8am without a doubt.
Pachanga has FULL liquor license & Entertainment license.
Very reasonable lease rate. 3300 sf inside & 600 sf out side.
Breakfast, Lunch, Dinner, Night Club. Catering. 24/7. A GOLD MINE!

We've all seen restaurants come and go in Folsom. I think Goodfellas has done everything they could to make it, but it is a really difficult location.

They've had community fundraisers and events, hired musicians, created discount specials, given away lots of product, and poured wine.

I think they'd do better in a cheaper location with better visibility and an easier in and out.

SellingRestaurants DO NOT share commission. No agents/brokers (outside of Selling Restaurants) will try to get their clients to buy your place.
It is best to list with a sale agent or a broker who SHARES commission.

Not sure this is the best location available?
liquor license are easy to find in folsom area
always been a tough spot(last 10 years)
parking problems?
in a couple of years it will be a good location -if you can hold out that long
Are you a bar or restaurant or night club or breakfast joint?
