I agree with you and the selling price is pretty good. That location on the corner is prime real estate - my only question is who owns the property and what are the lease rates?

Go to the Planning Dept (City Hall), to find out who owns the property. Give them Pachanga's address and they will tell ya.

Lease: About $7,000/Month, INCLUSING NNN.
Note: Pachanga has Private Parking. Sit-down inside: 100, Outside 60.

ouch - 7g's a month! but they do have 2 parking lots (although they're both fairly small - only hold about 5 cars each

where can 60 people sit outside? I know they have the patio in between the buildings but I didn't know they had that much seating outside

Well heck I hope someone buys it soon so they can get things going with top quality and service again - Pachanga's used to be one of my top 3 fav restaurants in town.

The term “Triple Net Lease” means that the tenant pays for all operating costs and expenses associated with the property it leases for the duration of the lease.

The landlords usually charge the tenants 20 cents and up per sf.
Average 40-50 cents/sf.
Quarry Ponds, NNN is about $2/sf. It depends how greedy the landlods are.

Rent A lease in which the tenant pays, in addition to rent, certain costs associated with a leased property, which may include property taxes, insurance premiums, repairs, utilities, and maintenance.

What does NNN mean as quoted in a lease rate?
The NNN refers to additional actual expense items that are apportioned among all the Tenants. Typically included in NNN are CAM, building insurance, property taxes. This is referred to in most leases as Additional Rent. A cautionary note: ALWAYS ask what is included in the rental rate quoted and what additional items are you responsible for. NNN is defined differently by different landlords. Typically utility costs are NOT included in NNN expenses and are therefore a separate additional cost to the tenant.

CAM: stands for Common Area Maintenance charges and is the cost for items such as snowplowing, grass cutting, parking lot maintenance, common area lighting, etc. These charges are based on actual expenses and are apportioned among the Tenants. CAM charges are quoted as $X.XX/SF and are based on rentable square Footage. Typically these charges are paid monthly based on estimated costs for the year. At the end of the year, actual CAM charges are tallied and either a credit or debit is passed on to the Tenants.

Pachanga's lease rate is $7049/Month, Including CAM

Folks often ask, "Why would I want to go into a triple net lease, and pay taxes, insurance, mainenance and other costs the landlord would normally pay?"

The answer is usually; "You get control over the property without having to buy it and/or build on it, and get additonal write-offs."

Landlords can get pretty picky when they are responsible for maintaining the appearance and functionality of a property, preventing you from any customization, or they may defer same, causing your business to suffer.
