The thing that pissed me off is that however everyone here is spinning the affordable housing issue, THERE IS a problem and that why people are leaving.

Why am I being vocal? heck because I used to live in South Sac and I got home invasionS (note the plural)at gun point!!!, I got my car smashed 3 to 4 times. That is why I moved to Folsom and why my in law moved to Elk Grove to get away from this affordable crap.

I understand that Folsom's affordable housing WON'T be as bad as other areas of the county. BUT it's the unknown that bug me.

Damm it, you guys who love affordable housing I respect you, but do the same for people who Don't care for it.

South Sac has become a dangerous place for a lot of reasons, but I don't think State affordable housing laws have much to do with them.

It is an old area, with many rental properties, which because of their age and condition, do not garner higher rents. These types of areas typically have a plethora of liquor stores, gunshop, dilapidated stripmalls, and other facilities we would not welcome here.

If you believe the people who invaded your home are waiting for affordable housing so they can do the same to Folsom, you are mistaken. First of all, they probably can afford cars from the invasion monies they earn, and can drive here. Second, it is more likely we'll see teachers, cops, firemen, mechanics, city workers and other hard working people taking advantage of affordable housing.

None of us want criminals moving into our neighborhoods, but you should not equate affordable housing with crime. It hasn't been proven.

I've got the solution. We'll start the Folsom Minutemen, and we can have patrols near the "low income" housing to make sure the unwashed masses don't get out of hand.

Affordable is anti-liberal policy biggrin.gif. As affordable come to town, people move farther away from their job location which in turn harming the environment by creating a longer commute that used up gasolines. thumbsupsmileyanim.gif

I have to chuckle at the Elk Grove comment. There it's the reverse affordable housing scenario. Many of the older neighborhoods are not that great anymore. It's the influx on new expensive housing that's somehow brainwashed people into thinking it's a great city... and many of these new homes are in Laguna, not Elk Grove.

Strictly based on payment for housing, families are likely to pay more in which situation. Apartments or affordable housing? If there is a direct correlation between income and crime, we might as well get rid of all apartments also. And that is completely illogical since I lived in an apartment in Folsom 2 years ago in order to save money to buy my house 18 months ago. Now my house has increased in price to nearly $600K. Does the thinking dictate I had a higher propensity to commit crime when I lived in the apartment than I do now?

No it's not. Laguna has no more land to build. Most of the new homes are in Elk Grove. To be exact - South and East of Elk Grove.

First of all, providing affordable housing is a requirement; there is nothing Folsom or El Dorado Hills or Elk Grove or Laguna or any other community can do about it except ignore it for a while and then be forced to scramble to address it. Correct me if I'm wrong here.

No one that I know of has made a connection between the existence of housing that people who make 50K per year can afford and an increase in crime. I think as any community grows and matures, there will be a threat of crime, gangs, etc. We have to address those problems as they arise.

Maybe the mere existence of affordable housing here is enough to make some people leave. I think that kind of thinking is simplistic. IMHO we are better off trying to build and maintain a sense of community, like on myfolsom.com and at community events, etc. than running away somewhere temporarily more elite.

I respect a person's decision to do that (run someplace else), and I've seen it in my neighborhood (Willow Creek) but it's not something I would chose to do.

I think we all trivialize the issue. First of all it's not just the 50K income bracket that is the problem. There is also a requirement for the very low income families. We are talking about families in the $20K bracket!!!!!!


you said people "running away somewhere temporarily more elite" - well, as long as the government doesn't address my concern that is one thing I can do - speak with one way I can - buy my way out. Why not my family work hard for it.

But seriously, the affordable housing ISN'T the only issue that drive many residents away. It's also the traffics, the overcrowded housings, etc..

Sorry, but being a retired person I make under 24,000. per year. I own my home outright (no mortgage), and the house is currently worth 500,000.

Since my income is not up to some one else's standards, perhaps he/she should flee the area before it's too late. Heaven forbid more retirees move to Folsom on fixed incomes.

I'm curious about one thing though. Would you advise someone making $20k/yr to buy a $500k, $400k even $300k home? That's probably what those 'affordable' housing units will end up going for.....

Certainly I would, if that someone has a huge down payment and an excellent credit rating. Otherwise he/she would never qualify for a loan. It is interesting that I bought 1/3 acre and a 4 bedroom house in Natoma Station in 2002 for $299,000. Today it is at a minimum $500,000.

I had an interest only loan that had a locked in payment of $484.00 for ten yrs. However, investment income being what it is today, it was wiser for me to pay off the loan. I am enjoying the former monthly payments incoporated into my monthly budget.

Cyber- with your elitist attitude- guess you should move to Granite bay as El Dorado Hills will have its own AH and its traffic will be worse than Folsoms - especially if you have to go to work on Hwy 50 from there ( unless you get up REAL early) - get a grip. Besides you cant move there with the new baby and the asbestos...
Of course if you leave- then we wont have to listen toyour wining on this forum as you wont be in Folsom anymore-

Unfortunately, that's the exception not the rule. Most often even the downpayment is borrowed from friends, relatives, etc. and people stretch way beyond what they can truly afford.

I know what you mean on the paydown vs. invest situation. We've been paying down since we purchased in 2002.

How can THAT be considered affordable to someone in the 20k, 50K pay bracket?

I'll let others more familiar with the program answer the question, but I don't think someone making $20k will be able to pick up a place for $100 or $150k. If I recall correctly, it's more towards $300k for the affordable housing, but if someone has the facts I'll be more than happy to stand corrected. smile.gif
