Egads, I am sure a lot folks will look at me like I am a complete dork but I am so excited to see a place that does eyebrow threading! I have been looking for one for a while. (I need all the help I can get with my Groucho-brows.) Hopefully prices won't be too bad, usually threading is pretty cheap.

I've walked by & past Runway Boutique many times in EDH. It appears to be a trendy & expensive store...I'm sure some will love it.

The pictures on the Champps American website look delicious. http://www.champps.com/About/OurStory.aspx This sounds like it will be a hit in Folsom.

"Our philosophy is simple. Make burgers from scratch and pile them high. Fill our bar with TV's and turn the volume up for games. Bring in a DJ and have a party every night. It wasn't like anything else and the people loved it. We're still making fresh hand-crafted burgers, roasting our own turkey and chicken, slow-basting our falling-off-the-bone-tender ribs, and hiring the friendliest people to be part of our team."

It sounds like "Cheers" I'm wondering why there are no prices on their menu, if they've been around for 25 years.

Gosh, is there anything else to share?

Hopefully it'll work out. Champps HAD their only restaurant at Irvine Spectrum (an EXTREMELY busy outdoor mall)...however it closed 2 years ago after a 10 year run. They then had a signed lease for a center in Roseville, but the developer went bankrupt so that never came about. So hopefully this one pulls through.

And I can't really list anymore, but if you want to name stores/restaurants...then I can prolly give you a yay or nay on them and the status of the talks. There's a little bit of both local and national.

According to the location map on the website, Champps is primarily in the northeast, CO & Texas. But it does look like Folsom will be the only Cali location.

I appreciate what you have been able to share so far.

I was going to let others ask about other stores/restaurants, but now I'm wondering....what about Brighton or Coldwater Creek? Or Williams Sonoma-type stores?

Nothing on Brighton yet, however, they are being seeked out. The Galleria did just get a relocated/remodeled/expanded location if you haven't seen it yet.

Coldwater Creek is in the final signing stages. It will be slightly smaller than their Roseville location.

And no Williams Sonoma or Sur la Table, and nothing is being pursued at this time yet.

I haven't been to the Galleria for a while...since at least Feb.

We definately need our own gourmet cooking supply store.

No talks being held at this time. They had a letter of intent before the economy collapsed but are not being proposed at this time.

Refer to my other post about Apple.

Claim Jumper went into bankruptcy and was sold, so they aren't building new restaurants at this time.

We know Borders went bankrupt, is there any other bookstores coming? What about the Avid Reader from downtown?

Will we be seeing the same type of stores found at the local indoor (Arden, Galleria) or outdoor (Town & Country, or Pavilions) malls?

Freeport Bakery? Cheesecake Factory?

Crate & Barrel? Pottery Barn? Restoration Hardware?

Any of the larger department-type stores? I know Nordstroms & Macys is out. What about JC Penny's? Talbots? Takken shoes?

I think I'm getting tired.....

I'm trying to think of a place comparable. It's a mix of indoor mall stores and stores like the Fountains has. Everywhere has a presence in Sacramento. Nothing super high end like the Galleria, but more middle of the road types of stores that are in just about every mall in the region.

Currently there is no bookstore planned.

No on Freeport Bakery or Cheesecake Factory.

No Crate & Barrel, Pottery Barn, or Restoration Hardware deals in the works. As we all know, Pottery Barn closed the Arden store and now just has one at the Galleria.

No Nordstrom, Macy's, JCPenney. No Takken's. Talbots is being sought after, but nothing in the works yet. They are having some financial issues.

A couple concerns:
- ATT & Sports Authority are just ones coming over from Broadstone. Not that Broadstone is your concern but it seems like this will be leaving holes in other areas of Folsom
- It seems very restaurant heavy. Not that restaurants are bad, but there needs to be shopping to draw interest. Frankly Sports Authority, the small boutique, and the theaters are in my humble opinion not going to draw a steady enough crowd to warrant multiple trips to eateries during the day. Whole Foods I make the same correlation as not only do they have opportunities inside to eat, but I wouldn't want to leave hot groceries in the car.
- I definitely believe William & Sonoma or the likes should be sought after.

Just for clarification, I am not physically leasing Palladio. I just have access to the leasing plans and know the statuses of the deals. I totally agree on your points though.

And just to discuss the restaurants...it's a crucial part of lifestyle centers and what differs them from malls. Look at the Fountains, they have what they call their Restaurant Row. They have 14 food places, with more on the way. And that's a much smaller project. The reason for this is that restaurants extend the operating hours of the center. Malls shut down at 9, lifestyle centers on weekends go past midnight. That's why night clubs, movie theatres, entertainment concepts (Toby Keith's in this case, or Dave & Busters at the Fountains), etc are included in lifestyle centers. It also creates chances for more night entertainment such as concerts and whatnot. It brings in that age group that would normally go out somewhere else. They are also very evenly distributed through the center; hence, no food court.

The closest comparable center that I've been to is Irvine Spectrum, minus the large department stores. Very similar tenant mix and overall concept.
