Whole truth: The answer, minus some brand names, is books, movies and maybe a destination resort for food lovers.
The question, of course, is: What will anchor Palladio, the entertainment/dining/retail complex that Elliott Homes is building at Broadstone in Folsom?
Elliott's Russ Davis said anchors will include a 16-screen theater and "a large bookstore." Asked about persistent rumors that much-coveted Whole Foods would be the third anchor in Phase One, he smiled and said "nobody has been signed yet."
Along with a variety of retailers, the "lifestyle center" will feature plenty of free-standing restaurants, Russ said, "including some that everybody will recognize" and a couple of big names that will be new to Northern California.
He said the 550,000-square-foot first phase should open by the end of 2008.
I get quite a few calls and e-mails lamenting that Palladio will not be an enclosed mall. Russ, for the record, said he has received only one.
I hear the same gripes about the lifestyle center planned for Elk Grove. But the fact is, just about nobody is building enclosed malls nowadays.
And regarding concerns that it gets too hot around here to shop at an open-air center, Russ points to Kierland Commons, the wildly successful complex in Scottsdale, Ariz., that has been one of Palladio's models.
"It gets pretty warm in Scottsdale," he said with a laugh, "and they haven't had any trouble filling Kierland."
Now, about the absence of traditional department stores -- in Phase One, anyway -- stay tuned. ...
Palladio's neighbor: Kaiser Permanente, which now has 51,000 members in the Folsom/El Dorado area, plans a spring groundbreaking for the first project at its complex next to Palladio.
Spokesman Jeff Hausman said the 46,000-square-foot outpatient surgery center will take about a year to build. Looking ahead, Kaiser plans a medical office building and hospital on the site.
Jeff said the office building will open just before the hospital -- but that's six or seven years down the road. ...
Coming soon: Now that we know the empty Ralphs in El Dorado Hills will become a Nugget Market this summer, what about the rest of the shuttered Ralphs stores in the area?
Well, expect some real news shortly about the stores at Greenback and Madison and on Blue Ravine in Folsom and on Bradshaw in Rancho Cordova.
Terranomics commercial broker Shaun Morrow said the deals could range from single-tenant takeovers to splitting them up or even a sale. He hopes to announce a deal for the Greenback store -- two tenants likely will take the entire site -- within a week or so.
No names, natch, until everybody signs on the dotted lines. Stay tuned. ...
Docent season: The Folsom City Zoo Sanctuary would not be such a unique place without its cadre of docents -- the folks who guide tours, help with outreach programs and act as "helpful answer people."
And it's docent-hunting season, according to zoo education coordinator Vicki Valentine.
For a paltry $40, docents receive about 15 hours of training, a cool vest, name tag and lots of educational materials. Training sessions will be held on four Mondays (Feb. 5, 12, 19 and 26) from 9 a.m. to 1 p.m. and two Saturdays (Feb. 10 and 17) from 9 a.m. to 4:30 p.m. For more information, or to register, call (916) 351-3513.
