Makes me think it's a little "too good to be true" though. I like the idea of Ruth's, PF Chang, Armani Exchange, Tommy Bahamma, etc.


It is too good to be true. It's not a tenant list, it's a prospect list. They will probably talk to all of these prospect but will be lucky to get half of them. There is still a long ways to go and they are unlikely to have a single lease fully signed at this point. It's all just talk right now.

That list can't be right. I'm sure there will be at least 2 Starbucks, with another drive through one on the corner.

Bob Walter: Outlook for outdoor mall is sunny one

Whole truth: The answer, minus some brand names, is books, movies and maybe a destination resort for food lovers.

The question, of course, is: What will anchor Palladio, the entertainment/dining/retail complex that Elliott Homes is building at Broadstone in Folsom?

Elliott's Russ Davis said anchors will include a 16-screen theater and "a large bookstore." Asked about persistent rumors that much-coveted Whole Foods would be the third anchor in Phase One, he smiled and said "nobody has been signed yet."

Along with a variety of retailers, the "lifestyle center" will feature plenty of free-standing restaurants, Russ said, "including some that everybody will recognize" and a couple of big names that will be new to Northern California.

He said the 550,000-square-foot first phase should open by the end of 2008.

I get quite a few calls and e-mails lamenting that Palladio will not be an enclosed mall. Russ, for the record, said he has received only one.

I hear the same gripes about the lifestyle center planned for Elk Grove. But the fact is, just about nobody is building enclosed malls nowadays.

And regarding concerns that it gets too hot around here to shop at an open-air center, Russ points to Kierland Commons, the wildly successful complex in Scottsdale, Ariz., that has been one of Palladio's models.

"It gets pretty warm in Scottsdale," he said with a laugh, "and they haven't had any trouble filling Kierland."

Now, about the absence of traditional department stores -- in Phase One, anyway -- stay tuned. ...

Palladio's neighbor: Kaiser Permanente, which now has 51,000 members in the Folsom/El Dorado area, plans a spring groundbreaking for the first project at its complex next to Palladio.

Spokesman Jeff Hausman said the 46,000-square-foot outpatient surgery center will take about a year to build. Looking ahead, Kaiser plans a medical office building and hospital on the site.

Jeff said the office building will open just before the hospital -- but that's six or seven years down the road. ...

Coming soon: Now that we know the empty Ralphs in El Dorado Hills will become a Nugget Market this summer, what about the rest of the shuttered Ralphs stores in the area?

Well, expect some real news shortly about the stores at Greenback and Madison and on Blue Ravine in Folsom and on Bradshaw in Rancho Cordova.

Terranomics commercial broker Shaun Morrow said the deals could range from single-tenant takeovers to splitting them up or even a sale. He hopes to announce a deal for the Greenback store -- two tenants likely will take the entire site -- within a week or so.

No names, natch, until everybody signs on the dotted lines. Stay tuned. ...

Docent season: The Folsom City Zoo Sanctuary would not be such a unique place without its cadre of docents -- the folks who guide tours, help with outreach programs and act as "helpful answer people."

And it's docent-hunting season, according to zoo education coordinator Vicki Valentine.

For a paltry $40, docents receive about 15 hours of training, a cool vest, name tag and lots of educational materials. exciting about the list!!! Can't believe we are getting a Lush store....only one in SF..they started in BC...happy they are in the US now!

Anyone know if it is true that the Circuit City is opening this month? Olive Garden is just about done!

Haven't people been saying that list is only a wish list of stores they "hope for" and are in discussions with, not a list of stores that have committed to Palladio?

Unless a building can be put up in less than 28 days... I don't think Circuit City will be open. It is still an empty pad.

I can't believe what a total BS'er the person is that said they're a relative of Elliott and the list was a real tenant list.

I hope Ruth's Chris, PF Chang's, Banana Republic, Pottery Barn, and A/X pan out.

Palladio center's design updated

With a newly configured parking plan and streetscape, Elliot Homes is hoping to move forward with construction of Palladio at Broadstone.

The proposed 930,000-square-foot open-air commercial center has seen some changes during its nearly 15-year planning process. But last week's presentation was the first time the Folsom Planning Commission viewed a site plan in a few years.

The updated tentative site plan features a more grid-like pattern, allowing for traffic to cross through the center while retaining pedestrian-friendly streets on both sides. A public plaza was moved to the center of the grid.

Public space and walkways are features of the center's "lifestyle center" design and are meant to give the mall a downtown, urban feel, according to planners.

Parking garages were reduced from the original plans for three to two - one of which will be partially underground. The parking design was revised to make for a more attractive view on East Bidwell Street and to provide better retail visibility.

The new plan also blends retail and office space, placing offices on the second level of two-story structures.

The Planning Commission had a few issues with the new parking layout, however.

Commissioner Brian Martell worried that businesses located on the second level would suffer. "My concern is about shoppers who get here early and park all day," he said.

Elliot representatives explained their plan is based on "peak time" parking. In theory, office spaces will be vacated after 5 p.m., whereas movie theater spaces, for example, will be available during the day.

Commissioner Michael Gordon asked the question many Folsom residents have been wondering for years: "When are we gonna see the tenant list?"

Russ Davis of Elliot Homes said the information was not far off.

"We're hoping that within 60 days, we'll have enough signed letters of intent to make an announcement. The anchors are very, very close," he said.

Davis would disclose that a 16-screen stadium-seating theater had signed. He also said the list contains recognizable names, many which are the same or a similar quality to Galleria at Roseville retailers.

"We put together an "A" list and a "B" list," he said, explaining that "A" retailers were the most desirable. "There are more retailers on the "A" list than what we have room for."

Broadstone Parkway, Iron Point Road, and East Bidwell Street surround the mall, which has been part of the Broadstone Master Plan from the beginning. Half of the site was sold to Kaiser Permanente for a medical campus and Kaiser plans to break ground on an ambulatory center soon.

The planned commercial center is phase 1 of a two-phase plan. The first phase is the largest, taking up 550,000 of the Elliot's 700,000 square feet.

Phase 2 could include a department store, hotel, high-rise condominium project, or some combination of the three. However, the company is holding off until they see how Phase 1 is received.

Construction could begin in the summer and the center could be open by late 2008.

Thanks for the update...seems this project is taking forever and a day!
I hope the tenant mix will prove to be better than the average fare we're being fed these days.
There are so many new, interesting ideas out there in retail, restaurant and entertainment that I fear the powers that be will once again sell us short and not make the extra effort to court those businesses that will bring the eclectic mix we transplanted bay area people crave! I truly wish those builders would go on some trips with their wives/girlfriends and get a clue as to what an enjoyable retail therapy is all about!

I'm disappointed they won't be starting off with a department store. There are certain things I cannot buy anywhere but a major department store, so I'll still have to go to Roseville to shop. sad.gif
