I can't believe how excited everyone is about this. In N out must have a great business model.
can someone explain to me how this place is so much better than other hamburger joints?

As a professional hamburger reviewer, I'll take a stab at this
Primarily; In'n'Out is fresh. Their meat is flavorful and their fries fresh-sliced right before cooking. No frozen bags or Costco runs for veggies like other fast food or diner-style burger joints. No unripe tomatoes or soggy lettuce. No extruded fries with embedded beef fat and God knows what chemicals. It's always of superior quality.
Their prices are very reasonable.
Their limited menu ensures, to me, that every burger is made 'right'. No marketing guy coming up with the latest fad and pushing garbage. It's simple but consistently good.
Their service is fantastic. Fast, efficient, and always with a smile. If you've heard the phrase "the fish stinks from the head down", In'n'Out defines the opposite. I've never once had disgruntled service or apathetic order taking. I hear they pay well (especially for managers) and the culture seems very conducive to improving customer service. For example, to alleviate long drive-thru lines they put a gal in the parking lot with a wireless device. She walks up to your car and takes your order personally and gives the cooks a head-start on getting it made. No crackling speakers while trying to relay "no onions" to someone that barely speaks english.
It's clean. The oil must be changed constantly, as I've never had a nappy fry. The restaurants are well maintained, designed and there's constantly a buzz of people running around cleaning. You can see all the way to the line cooks and the place just looks spotless.
In short, it's simple, clean, fresh, and consistently good.
No, it's not the "best" burger in terms of taste or size or price, but the sum of the parts make for a delicious burger that clobbers their competition.

I'm not sure how they determine who they invite, maybe the employees are given a certain amount of invitations to hand out to their family & friends and the management that deals with the contractors hands them some to give away.

first on the list, local politicians, city officials, chamber, business groups, people they have dealt with getting open, VIPs, reporters. that is my guess.

In-N-Out Burger has a secret unpublished menu for insiders who are in-the-know. Next time you're at In-N-Out (i.e. tomorrow . . . or maybe tonight), order a bag of these off-the-menu specials:
"3-by-3" = three meat patties and three slices of cheese.
"4-by-4" = four meat patties and four slices of cheese.
"2-by-4" = two meat patties and four slices of cheese.
*Note: You may get a burger with the exact number of meat patties or cheese slices you want (up to 4x4). Just tell the In-N-Out Burger cashier how many meat patties and how much cheese you want and that is what you'll get! For instance, if you want 4 pieces of meat and 3 pieces of cheese tell them you want a "4-by-3."
"Double Meat" = like a Double Double without cheese.
"3 by Meat" = three meat patties and no cheese.
"Animal Style" = the meat is cooked and fried with mustard and then pickles are added, extra spread and grilled onions are added.
"Animal Style Fries" = fries with cheese, spread, grilled onions and pickles (if you ask for them).
"Protein Style" = for all you low-carbohydrate dieters, this is a burger with no bun (wrapped in lettuce).
"Flying Dutchman" = two meat patties, two slices of melted cheese and nothing else - not even a bun!
Fries "Well-Done" = extra crispy fries . . . even better than the regular!
Fries "Light" = opposite of fries well-done, more raw than most people like 'em
"Grilled Cheese" = no meat, just melted cheese, tomato, lettuce and spread on a bun.
"Veggie Burger" = burger without the patty or cheese. Sometimes we call this the "Wish Burger."
"Neapolitan" Shake = strawberry, vanilla and chocolate mixed together
