I bought my first house 13 years ago, I was young and scared about owning a house. I had a home inspector that took the time to go thru the house and not just report back the issues but to talk to me about them. Since then I have always wanted to start my own home inspection company but I have not had the time. I am the father of three with all three of them in sports, I coached my son's baseball team for the last 5 years so extra time has not been available for me start my own company in addition to my full time job. I have worked in the Architecture field for the last 15 years working on small retail tenant improvements, 30,000 square feet data centers, ground up shopping centers, hotels, and currently healthcare facilities. This has given me the opportunity to design, draft, manage contractors, provide inspections, and interact with people. I made up my mind to start the home inspection company earlier this year. I spent several months researching licenses, insurance, programs, etc. I launched my company California Home Investigations, LLC on May 1st. This has been a big step for our family, and for me personally to pursue something that I have wanted to do for me.

 

 

 

I hope that if you are buying a home, know someone who is buying a home, a realtor, or know a realtor you will share my contact information with them.

I deleted all but one of your introductory post, because it's only necessary to post once. When you post multiples, they all go under 'new posts', so members see a list of the same post repeated, pushing other posts to the bottom of the page.

Thats funny. A friend of mine is buying a home and i told him just today- no matter what you do, get it inspected!!

I had a client who, despite my advice and warnings, refused to pay the $400 or so to get an inspection on a house he was paying several hundred thousand dollars on.

 

I had him sign a waiver taking all responsibility.

 

After he bought the house, he called me to complain that there was a problem with the AC unit that he hadn't noticed. He asked if the bank would pay for it get repaired (it had been a foreclosure). 

 

I told him that he had signed an inspection waiver as well as an 'as-is' addendum from the bank, and he was on his own.

 

In his case, the cheap came out expensive.

 

I am selling a house right now, and the buyer had her cousin who knows about construction do the inspection. He claimed the air conditioner was too small for the 8 year old, 1877 sq ft single story house.

 

He is wrong. Now the buyer is scared and doing research on air conditioners. 

 

In other words, always get your home inspected by a professional. The cost of it is negligible compared to the headaches and problems if you don't get one.
