Serrano Or Promontory

Hello - we have been looking in Serrano and the Promontory. We would like to better understand the pros and cons of both, including costs for Hoa, Mello roos, water, etc. Also how does Rolling Hills Middle School compare with Marina Village? Thank you for your help.

I have not lived in either area but I sell homes all over the area and have known many residents.

Both communities are very nice, clean, and safe. Many of the Promontory homes have sloping lots which make it harder to use and enjoy, but that's not always the case. There are large homes in both communities, though Promontory seems to have more of them.

In general, I've heard more positive things about the Promontory. Those who don't like Serrano generally have the same complaints; high HOA dues and too many rules, the violation of which seem to be quickly noticed and reported.

I have a cousin in Serrano who absolutely loves it because the front yard maintenance is taken care of, he has a small, manageable yard, and you don't find much crime or anyone working on cars in their driveways.

It really boils down to peronal preference. I'd drive and walk through the neighborhoods day and evening to get a feel for each.

Also note that Kalithea at the Promontory is where the largest, most expensive homes area. We're talking millions.
