Land Prep For Construction?

It looks like the dirt lot in this area has been cleaned up & weeds plowed under. Its been looking tidied up over the last few weeks. I especially noticed it while looking across E Bidwell from the Palladio, and I noticed that there was a big pile of debris. I think the old general plan called for retail in this area. Anyone else notice this &/or knows if anything is going on?

Are you referring to the large lot directly on the other side of E. Bidwell across from Palladio? I moved into a home above Cavitt Dr. about a year ago and have NOT noticed any significant activity going on so I am not really sure what youi are referring to.

To be honest the city would be doing itself a disfavor if it granted any kind of retail building permits on that lot given the current amount of vacancies that still exist within the Palladio.

That topic has come up pretty frequently. Folks ask why the city would allow people to build more offices and/or retail if there are already vacant ones.

The problem, as it's been explained to me, is that if the land is zoned for it, they can't prevent an investor from building in order to protect the other building owners. If they want to put up their money and take the risk they are allowed to do so.

It's called 'unfair restraint of trade'.

Yes. I live over that way also & drive by that lot at least twice a day. I'm not saying there are significant changes. I haven't noticed any equipment or trucks, but it does look cleaner. Tonight, it looked like the small hill (below the graded area) that slopes toward E Bidwell had been raked. Perhaps it was done by the people who have been planting trees along the E Bidwell median. Or maybe it just looks cleaner in the bright sunshine. It looks different to me, and thus have been checking it out pretty closely lately.

Perhaps they are just moving dirt around to keep their permits active?

Yes the city has been mowing weeds and planting trees along E. Bidwell but there is no sign of dirt being moved indicating anythign significnat happening there.

The City also collects fees for building permits and this keeps staff employed. After the building is completed, the owners then has to pay higher property taxes on the building than they did on the vacant land. A portion of these additional taxes makes their way into the Citys general fund, so there is an incentive at City Hall to make sure every piece of land gets developed.

The City has the right to deny an application to build based on lots of factors including impacts on traffic. They typically don't enforce their own adopted standards, because this would result in additional cuts of staff at City Hall.

If we had elected leadership truly committed to preserving the existing residents quality of life, these things wouldn't be happening.

I wonder if the city is ever going to bother mowing weeds in any other parts of Folsom or is that exclusive only for the highest paying tenants?

If we had elected leadership truly committed to preserving the existing residents quality of life, these things wouldn't be happening.

You're never going to attract tenants to your showcase plaza (Palladio) if the surrounding area is all over-grown with weeds!

I know I've mentioned this before....I have noticed what I thought was fresh dirt in the empty lot across the street from Handy Family Park, and today I actually saw a big yellow dirt mover there, moving, guess what? that's right, dirt!! from one pile to another....but...something is happening anyways....I knew it wasn't my imagination!! :P

There has been a backhoe out there for the last week or so slowly removing the large dirt piles and loading them into dump trucks to haul off. I don't know what it means, if anything.
