Did we decide to renovate-and-list, or list-in-place? Your experience might be helpful to other folks contemplating a Folsom home sale...

I'm hoping Chris will share his experiences with us.
I have a house on the market in another community. It has a spectacular backyard with pool, spa, patio, garden area, lawn and lots of trees. It has a shake roof with a 2 year roof cert and kitchen in great condition, but with the original ceramic tile counters, older appliances, and the baths, though clean, could use updating as well.
Time and again, the feedback I get from people is that it is nice, they love the yard, but don't want to put in the money to update it.
A neighbor nearby, who doesn't have a pool, but has granite counters and stainless appliances, along with newer roof and updated bathrooms sold for about $10,000 less than what this house is currently listed at.
I happen to know that several of the people who viewed my listing also viewed the other, and the one buying the other home viewed my listing as well.
They loved the yard but went with the upgraded home.

So, I did end up doing some work to the house. I redid the counters with granite, redid the kitchen floor, new range, etc. My cabinets are all in really good shape and ao not much was needed there. Painted the whole interior. And a bunch of other things. With all the other stuff we have done over the years the house looks pretty nice, basically new. And 100% move in ready. I'll post some before and after pics. It has been listed for a day now, so we'll see what happens.

That does look great. I have one suggestion which comes from the experience of selling my place. Go get some brushed nickel knobs and put them on the cabinets. They add a lot.

Chris V-Who did your counters and floors? Are they reasonable? We are thinking to do the same kind of upgrades before moving.

Wow Chris, the before was good and probably very common in Folsom but the after photos really look great!
Did you DIY or have some of it done?
