New Developments In Folsom

I was just reading the 2/26/16 Traffic Meeting Agenda and it lists several new developments, not sure if you've heard about them.

In addition to Lifetime Fitness....

 

The Pique at Ironpoint.

P. 14-22

327 market rate apartments, on the south side of Ironpoint, between Serpa & Carpenter Hill (same side as Costco). 71 total buildings plus 2 clubhouses. 

Builder: surprise is Elliot

It looks fairly spread out, but boy is it going to add to the congestion & speeders coming down the hill.

 

 

Campus at Iron point (230 apartments), and Cresleigh Ravine (53 SFH).

A mixed residential development with 283 units. For the apartments, 23 3-story buildings.

p. 24-25

 

I did find it interesting that most of the resident requests for additional stop signs were rejected.

 

What do you think? good? bad? doesnt affect me so what?

I still remember when there were almost no apartment buildings in Folsom, in the mid-1990s when I moved here.   It's so different now.

My brother moved to Folsom in the 90's. I remember there was nothing but fields along E Bidwell until, I think, Blue Ravine.

How about for density? Folsom is packing in apartments and zero lot line houses on every corner and it makes it feel equivalent to Elk Grove which covers much more (what used to be) open space.

the two cities are nearly similar in housing per square mile; EG at 1,183 and Folsom at 1,185.

a major difference is EG has 49,911 units and Folsom, 25,997.

 

EG is slated to continue its housing growth with more farm land being developed in years to come. (http://www.sacbee.co...cle2603933.html) When the next phase is complete another 17,000 people will reside in EG.

 

Folsom, however, sees its current growth to be S50 which is estimated to be around 10,817 new homes (http://www.sacbee.co...le36287235.html)

 

Folsom has changed a lot since the 90's. Iron Point Road once ended at the outlet mall and I also remember when Oak Avenue never reached Iron Point Road. Heck, E Bidwell was a skinny road past Home Depot to Hwy 50 (1995).

Interesting data, thanks for that.

 

Perhaps I've always just viewed it from a perspective of Elk Grove being this huge, sprawling 6 exits along the freeway place while Folsom seems to always have been somewhat compact with slowly disappearing open spaces.

Both Santa Monica and Los Angeles have higher densities in terms of housing units per square mile than Huntington Park and Santa Ana, but the latter two cities have higher densities in terms of population (people per square mile and average household size). For example, Santa Monica has 13% more housing units per square mile than Huntington Park, but the household size in Huntington Park is more than double that of Santa Monica."

I still think the The Pique at Ironpoint apartment complex is going to have a huge impact on an already congested & speedy road & interesections, especially with the planned complex for Broadstone & Cavitt and the rest of the build out plans for that entire empty field across from Palladio (bordered by Cavitt, Iron Point, E Bidwell & Broadstone). I dont really believe the traffic studies.

is "congestion" figured during peak rush times?

 

i ask because I drove Iron Point to E Bidwell at 930AM today and the roads were normal, without delay, made a right on red without issue.

 

pretty much all of sacramento and local areas are busy during peak drive times.

But remember, the sewers are still the same tiny ones as 1992.       Isn't it amazing how they can add 50,000 or 60,000 or more people to the same old 27" line, and 33" line that feeds into the 27" line?

Another MASSIVE project going on at Riley and Blue Ravine, similar to what happened a month or 2 ago. PG&E, and many other vehicles, trucks, etc. It's huge. Looks like they dug all the way across Blue Ravine in the last day. That intersection has an "issue"...anyone know what the deal is??

except when new developments are being build, new sewer lines are installed. there has been an ongoing sewer interconnect upgrade throughout Sacramento County for the past years. (http://www.regionalsan.com/)

 

if you notice, your regional sewer fees are and will keep increasing to pay for these upgrades.

 

so your statement above isn't totally true and correct.
