Hello,

I am considering EMPIRE RANCH VILLAGE development to move into ( By sophia parkway ). How is the neighbourhood. Is living close to the golf course a hassle ( do i need extra insurance for wayward golf balls) What does the HOA cover ? Do they maintain the front yard.

I don't live there but sell homes in the area. Overall, Empire Ranch is a really nice community. People tend to take care of their homes, the streets are clean and the schools are great.

Homes on the golf course are often more expensives, and those within shot of golf balls generally get hit by them.

Contact your insurance company for options on coverage.

The HOA is operated by Vierra Moore, and they may or may not give you the information on what's covered. Years ago they used to be more willing to share but over the years HOA's have learned that they can save staff time if they give the info only to those who pay for it or request it through an escrow company, although they sometimes have some info available free online.

The seller of the home may have the HOA rules and CCR's, too.

Why dont the owners have nets on the edge of their property lines?
