Now What Are They Building?

See construction activity at two relatively small parcels.

 

First one is along Iron Point between the high school and the little strip mall where Leap Yoga is. Fenced off area, seems small for any type of business and no signs of what may be coming soon.

 

Second one is along Prairie City just as you pass the apartments at Iron Point and before you get to Phoenix School. Large back hoe and some other trucks there today, No sign of what's going on other than an over-sized city council incumbent banner.

More parking for Leap Yoga, and Senior Living apartments.

The second site is supposed to be a 131-unit residential care facility for the elderly if you are talking about Willard & Prairie City Rd.

How dare there be any beautiful open space left anywhere around our nice city.

 

It seems the goal these days is to pave over paradise.  Money is the most important thing above all else in life.

I understand it's not profitable to own land and just leave it vacant, but I also see it as lost opportunities for larger parks, instead of those mini parks tucked away in neighborhoods. What the bulldozers are for at that particular lot at Willard and Prairie City is to fill in the seasonal pond.  From Shamrock Holding's site about The Commons, "The subject site is pie-shaped, and has a variety of natural features, including a seasonal pond, which added great complexity to the approval process."  

 

Instead, what we get is land that will be set aside S50 that is a Superfund site meant to be a "passive" open area, whatever that means.

Touche' Steve, however there is such a thing as city zoning.  And the zoning in Folsom seems to be "How dare there be any undeveloped lot left in Folsom".  We're at the point where the two options seem to be (1) shoe-horning incongruent projects into remaining buffer zones, and (2) pushing out the sprawl S50.  Yuck and yuck.

Just what Folsom needs, more empty commercial/office buildings. Looks like a post-war zone.

FYI, there is a federal and CA process to be followed prior to destroying wetlands.     I went to USACE for the Permit for Willard, Shamrock, the Commons, Folsom, Sac County..... whatever they called it in the Public Hearings and Permit application.

 

I found NOTHING.    I have filed urgent Inquiries with the state and Corps.

The city council records do not show a Public Notice published.     The case was PN2013-177, but there is no recording of seeking  federal and CA Permit approvals.

 

Imagine that.   Fortunately the water police are currently investigating the city's behaviors.    Glad you folks post warnings when you see public waters being harmed!!

PS  the other small parcel was a city council rezone of "Open Space" land to commercial parking.

 

city did not balance the parking with the commercial density, so they took away your open space zone.

 

That one was given public notice, and it did appear in the Telegraph.   The wetlands destruction is a shock.

 

That land is across from Intel and vacant since 1860 --   I don't think permits would be given to destroy this wetland.

Your not exaggerating, When i drove through the business park by Folsom Blvd. & Blue Ravine the other day i couldn't believe how many vacancies were back there, Saying it looks like a post-war zone is not much of a stretch.

Clearly Folsom has a reputation for being what it is --  a mess.    Businesses get out or don't come in to such a place.    The only cash the council can get is from residential permits.   Home buyers come LATER -- after all the problems have been created, and bogus imperial taxes are levied on them.

 

Even the bond rating agencies degraded the city because of city council actions.   That cut off borrowing via bonds.    When the guv eliminated redevelopment agencies, the council's money dried up.     Only housing fees were left.

 

If  you cannot cheat the businesses,  you have to cheat the FUTURE residents who have no idea what this place is doing.   

It's like the housing explosion which was based upon current cheating -- with the costs levied on the homeowners -- later down the road.

OK, the first one went to the city council quite some time ago. There is going to be another work out place in that new part of that shopping

center. They discussed the problem with parking, seeing there will be two work out places in one shopping center. It was discussed that

people will more than likely park out on the street. They just had to get that piece of land built on.
