There seems to be quite a few roof replacements going on in my part of ARCN the past few weeks. Most are upgrading from shake to stone-coated steal...although some have gone with tile, concrete and one house from earlier in the season who put up a seamed metal roof.

Just curious how many of you have upgraded your 20 or so year old roofs, and what type you've gone with, how you like it, who you hired, and perhaps what you paid per foot...

I'm itching to bite the bullet and get it done considering all the light I can see from the attic... I'm probably going to go with the CalPac style stone-coated steel shake replacement in the dark brown that looks pretty nice around here. That plus leaf-proof gutters, and the potential price adjustment following the upcoming 24% worker's comp rate increase and I'm half to 3/4 expecting to receive near $40k estimates... unsure.gif

Anyhow, I'd like to hear what some of your plans and/or experiences are...

Oh noes, FFG is my neighbour?! *gasp*

I'm delaying, as far as I can wink.gif Probably going to go with concrete when the time comes...

At the same time, probably add the solar pool and whole house fan.

All expenses I don't want to take on right now.

Howdy neighbor...! Well, I guess you must live in one of the very few homes that didn't have a McCain/Palin/Yeson8 sign on the front lawn...?

I'm going to stick with the light-weight roof. I was told by a CalPac estimator a year ago that their prices go up about $2-4k per year on average. My father in-law offered to help me patch up the holes, but I'm not inclined to scuttle around on such a steep pitch, nor have him do it without health care insurance for him to 'fall' onto...if you know what I mean... wacko.gif

I'm wondering how much of a discount I could get if I had two or three neighbors go in at the same time... One neighbor suggested this idea a while back (It wasn't YOU, was it...?)... tongue.gif
