Painting Mandate

How many of have received letters from the HOA recently mandating that you have your house painted? We received one earlier this year and quite frankly, it pissed me off! I think my house looks fine and there are others that don't look nearly as good, so I'm wondering how many of those letters were sent out.

Everybody in Parkway I should have received one. At the time I submitted my new colors for approval, they were working on mailing those out.

It's just based on the age of the house. When we bought ours in January 06, the inspector told us it would be a good idea to repaint, at least the trims (to protect the wood, as the paint was flaking) and that one side that gets the sun almost all day.

The house still looked good. He just pointed out areas where small fixes should be applied to protect the house itself.

So I have a feeling those letters were sent with the same concerns: to check the condition of the paint before the house itself deteriorates.

You bought shortly before we did, Eeestll. We're on Houston Circle and these houses have just turned 10 years old, so yeah, I understand that the paing is fading.

I supposed the HOA would work with you a bit if you weren't able to generate the extra funds needed right away to have a professional do the work, and I definitely don't have the time (or the patience!) to do it myself, but it's still irritating to have those letters come in the mail!

Man! I want a painting mandate so I can justify the cost. We keep talking ourselves out of it.
We're in such different lands, Chelsea Broadstone and Parkway. We're just glad if people mow their lawns and there's carless sidewalk in front of any houses! smile.gif I guess I should be thankful for the freedom we have instead of wishing we lived in the Parkway, eh?

Yes and you get to pay for the privilege!

Actually, if you're serious about keeping your house in good shape you should paint about every 7-10 years depending on how good a paint job you previously had. The builders don't usually do a great job and I'm not surprised to see them requesting that you keep the place looking good.
If you're going to have it painted I would suggest you have a termite inspection first so if you have any repairs needed they can get done prior to the new paint job. People don't realize how much damage spraying their house with a sprinkler system year after year will do...and yes it damages stucco homes too! We had borer beetles in the trim of our home! Fortunately I had an inspection done at about 10 years and we were 1 inch from having to tent the house! I guess they decided they got "bored" with the oak trees and started in on my house!

p.s. Do you have a recommendation of an honest/capable inspection company?

yep, that is the HOA for ya....

I just sold 2 houses on Houston..1037 Houston and 1029 Houston..( multiple offers, both sold in less than a week and both went over asking price:)

one was painted last year and the other one painted in may....i could get you the names and numbers of the painters if you are interested....

on a side note we painted our single story home ourselves this last april...it took my husband and I an entire week to prep and paint....huge undertaking...we spent about 800.00 in paint and materials....would have cost us about $3000 to have it done by someone....

I sure do...twin termite...I have $20.00 coupons...so an inspection is just $75.00..i could send ine to you....they did both inspections for me on 1037 houston and 1029 houston...honest, reliable..very reasonable on repairs...

Hey all you realtors,
What's your thoughts on painting if we're potentially planning on selling in the next year? We have a nine year old paint job and the front has been repainted by the builder...so has a better coat than the rest of the house (western exposure). The main thing that seems to need paint is the trim above the garage and I plan to wirebrush and repaint that this summer. Is it worth the 3K in terms of resale?

What are the thoughts of the realtor collective?????

You'll always benefit from a paint job when selling...just make sure you choose the right color scheme for the house. When I was in interior design I saw a lot of expensive mistakes! Remember light colors expand the rooms and dark colors shrink them...same thing with exteriors. If your home is smaller and close to the street don't paint it a dark color and if it has a lot of shubbery pay attention to the color of those plants. Large yellow junipers looks awful against certain cool colors. Drive your neighborhood to see what looks good to you and get your painter to offer a similar color scheme. The current trend is neutral but don't be too boring...you need a little punch to make it attractive. Just don't try to make a statement if you're going to sell...remember it's not going to be your house soon so keep it a comfortable color for the neighborhood.
As for termite companies make sure to ask them about their repair policy. More times than not they will do the inspection for fairly cheap but make you pay an additional fee for a clearance. Pest inspections are time sensitive so if you are able to have a handy man type check it out before you hire them you might find things that you could correct prior and save some $. I've worked with most all of them in the area and the prices vary although Hydrex doesn't charge a re-inspection fee but charges more up-front. Roseville hovers around $95-$115 but charges a re-inspect of around $65-$75 so it really depends on the condition of your house. It sounds like it's at least 10yrs old but if it's stucco you might luck out and not have any damage and get a clear report out of the gate. If it's wood and you have sprinklers spraying on it then most likely they will find some dryrot which is very common. I'd ask for someone w/experience...and definintely call a few companies and talk with the ladies in the office...they know who is dialed and who just skates along.

Thanks. We're hoping that some more in our neighborhood will paint soon so we can get some exact paint color ideas as we've seen our friends end up with expensive mistakes as well. Our house is currently grayish white with medium gray trim-- one of the Chelseas and has kind of an English garden in beds out front (all different kinds of plants). I'd like to paint it as others ared doing with a darker color but have noticed that some colors go better with some landscape styles--so I appreciate the heads up on that and will ask the painter for ideas. I'm thinking also of a bright yellow or lavendar color so our house will show up in a future thread here! smile.gif

Also...we're stucco...so hopefully we're good so far.
