Apartments/homes For Rent In Folsom

My husband and I will be moving to the Sacramento area in August and will have to pick a place to live "site unseen". I was wondering if anyone had any advise on what apartments or areas we should look closely at and what places we should avoid. I've checked out some of the ratings at apartmentratings.com, but I know that people generally only post negatives on this site. Any help would be GREATLY appreciated. Our rent range is extremely flexible. What is the newest apartment complex in Folsom? Any new ones being built? We're interested in more info on:
Willow Springs
The Falls at Willow Creek
Waterford Place
Iron Point at Prairie Oaks
Sherwood
Fairmont at Willow Creek
Pinnacle at Blue Ravine
Overlook at Blue Ravine
Legends at Willow Creek

My son just got an apartment at Overlook at Blue Ravine, that's a nice place.
We also have some friends at Waterford and Pinnacle - they seem like good places too

The apartments are nice and clean. They all have washer/dryer included. The bigger ones have a fireplace. Pets ok.

It's a nice apt complex. Clean, good landscaping, nice pool, good gym, friendly staff, quiet (for an apt complex). I would recommend it.
That being said, I did come out for a weekend, and toured several apt complexes before moving out here. I'd recommend you come out and spend a day or two touring the various places, to see what you like.

And the management is garbage.
Oh and for the record, the City of Folsom's website used to have a flaw where you could access internal documents by going through their ftp site into their web server (google is an amazing thing).
A waterford document happened to be sitting there concluding that more than 200 of the 300 + units tested positive for mold/mildew/water damage. (I have a copy of this document somewhere).

A lot depends on what your specific needs are...I live and work in Folsom 'coz we got all kinds of shopping and other amenties...so I rarely drive or step out of Folsom...and I like that fact.
When I moved in here, I stayed at Waterford for little over an year...primarily 'coz the nearby elementary school was one of the best in the area. Didn't have any complaints...has all the basic amenities like pool, tennis, etc..Later on they converted the apts to condos and that resulted in management change plus the shenanigans to kick out the renters or to convert them to buyers...hence the complaints...but, with the real estate bubble having popped, the attitudes of the staff towards have supposedly changed.
So, my criteria was pretty much least possible driving and good schools....not sure where your workplace will be and how many kids (what age) you have....
If I were to rent out today, the choice may be different 'coz of kids situation (they've grown up now)....but, for circumstances similar to what I had a decade ago, I'd pick Folsom over Rocklin and opt for Waterford...

OK just noticed in ur original post - no mention of kids...all boils down to your workplace then...how much daily commute you like...
I believe Folsom is better off in terms of shopping and amenities - we got WalMart, Target, Kohls, Costco, Sams, BestBuy, Circuit City (coming up soon), outlet mall, another mall coming up, theater, hospitals, restaurants, light rail, trails, etc. etc..
Plus, Folsom gets it's electricity from SMUD which is a co-op vs Rocklin which would get it from P(acific) G(ouging) & E(xtortion).
I'd prefer Folsom any day.

I lived at the Legends at Willow Creek for 4 years before buying a home last year.
The first two years or so were great, never had a problem. After that, the place was bought out by a new company with horrible management. Stay away!!! I did like the location, and I knew people that lived next door @ Fairmont, and I've never heard anything bad about them.
