I can't seem to get VIERRA MOORE's people to do anything to maintain common area property on our street. VIERRA MOORE claims landscapers come out every Thursday and Friday to mow and blow, but I have never seen them. I work out of my home.

I asked for the names, addresses and phone numbers of the HOA board members, but VIERRA MOORE refuses to give this information. VIERRA MOORE says it will forward my communications to the board members. I have never heard from the HOA board.

QUESTION: Does anybody have the names and addresses of the EMPIRE RANCH COMMUNITY ASSOCIATION board members? Please help.

Empire Ranch residents are required to pay home owner association (HOA) monthly fees to maintain common areas. What do you receiving for you monthly fee?? DO YOU HAVE AN ISSUE WITH VIERRA MOORE?

VIERRA MOORE manages the common area properties in the Empire Ranch Community Association (HOA) area developed by H.C. ELLIOTT. I would not be surprised if VIERRA MOORE is owned or controlled by HC ELLIOTT. Does anybody know?

PLEASE HELP BY POSTING YOUR THOUGHTS AND SOLUTIONS.

Okay, I couldn't resist doing my little investigation on this subject, and here's what I found:

George Woodington Moore is the Principal of VierraMoore, INC., PO Box 346800, Sacramento, CA 95834, or 2890 Gateway Oaks Drive, Suite 250, Sacramento, CA 95833. He's held this corporation since 4-15-91 and his corporation is active in California. He also holds a State Dept. of Real Estate broker's license # 00810491 since 1-3-87.

As for Empire Ranch HOAs, I found the following:

Empire Ranch, Village 29 HOA was incorporated 1-24-00. Its mailing address is the same as VierraMoore (PO Box 3436800, Sac, Ca 95834), however, the agent name and address is Mark Struckman, 2004 Tarbolton Circle, Folsom, CA 95630.

Empire Ranch Community Association (incorporated 7-22-99) and Hillcrest at Empire Ranch Association (incorporated 2-25-03) have a mailing address of 2390 East Bidwell Street, Folsom, CA 95630 (which is HCElliott's place, I believe). However, the agent name and address is Curtis C. Sproul, 400 Capital Mall, Suite 1100, Sacramento, CA 95814.

Renaissance Foothills at Empire Ranch Owners Association (incorporated 6-20-00) has a mailing address of PO Box 348600, Sacramento (same as VierraMoore), however, the agent name and address is Patrick Cook, 1661 Freswick Drive, Folsom, CA 95630.

You are absolutely entitled to know the names, addresses and contact methods for the INDIVIDUALS who comprise your HOA. DEMAND IT IN WRITING IF YOU HAVE TO. YOU PAY FOR THIS, IT'S YOURS!

Okay, got a little more info on some of these people:

Curtis C. Sproul is an attorney with the Law Firm of Weintraub, Genshlea & Sproul 916-558-6000. Interestingly enough, he specializes in "common-interest developments" or CIDs which are HOAs! Some of the documents I found were relative to his involvement in developing policy for HOAs and ironically enough, one meeting's notes reflect his advocating resolution of association/homeowner disputes through direct contact and communication.

Mark Struckman, assuming this is the same, is the CEO of Center for Digital Government which has an office on Blue Ravine Road, Folsom.

At any rate, hope this helps you in tracking down actual human beings with whom you can work on resolution of your HOA issues.

Oh, and just so no one panics here - all of the information I obtained was available via public records on the internet, and I don't pay for any of this information. Just have to know where to look. And I don't mind sharing my experience. You can PM me if you're looking for hints on where to look for information on someone/something.

Just a perspective on Vierra Moore from personal experience in Woodbrige ( and they also are the prop people in the Oak Villas) This has got to be the least supportive and the most offensive property management co that I have ever had the displeasure to deal with.
I would run then out of town if I knew a way.
