I'm in Lexington Hills with Oak Chan Elem. All schools, including Oak Chan, are top notch. We have plenty of neighbors with young kids and it's an extremely kid friendly neighborhood. Really you can't go wrong with any neighborhood in Folsom, I'm just partial to mine...;-)

What part of the midwest are you from? I'm from Illinois. I've lived in Folsom for 20 plus years and can help answer any questions you might have.
Both neighborhoods you listed are wonderful places, but I couldn't say negative things about any neighborhood as far as that goes.
You might want to check on the schools to see if any are impacted in that they aren't taking any new students. Home prices are still coming down, so maybe renting for a while might be an option so you can get a better feel for yourself.

Hi Relo, and welcome to myfolsom!
All of Folsom's neighborhoods should be considered good, differentiated by amenities, location, ages, and sizes of the homes, etc.
You can't go wrong with either Willow Springs or Empire Ranch.
As for the asbestos, you may be speaking of naturally occuring asbestos, and as I understand it, it is found closer to the surface in El Dorado Hills than in Folsom. There was an issue when building Vista Del Lago High, but as I recall, they had to dig down 30 feet to get to it for removal.
I am not aware of any other issues with it.

Here is some info you might consider:
Briggs Ranch NO mello roos
Lexinton hills I'm not sure, but I don't think so on Mello Roos taxes
Broadstone definitely had mellos roos, I presume they still do
Empire Ranch homeowners association (extra rules and quarterly fees, not to mention fines for leaving your trashcan out front, some people like HOAs, some don't)
there are at least two gated communities in folsom if you want that or want to avoid that
One is hillcrest with expensive homes (even higher HOA fees than the rest of Empire Ranch), the other is I forget what it is called but it's in the Natoma Station area near the store outlets, smaller more modest size and affordable homes than Hillcrest.
This doesn't cover all of the neighborhoods in Folsom, just the ones I know about.
Oh yeah, the Parkway has the best access to the bike trails in the humbug-willow creek area, I don't think it is in the HOA boundary of Empire Ranch, but I think they do have Mello Roos. maybe someone on here from the Parkway can verify or correct me on that.

Been in Broadstone 13 years and have never paid mello roos.

Interesting, I know they had Mello Roos when I last moved to Folsom (or at least that is what we were told), that's one of the reasons we didn't buy there. Maybe it is dependent upon what part of Broadstone.

I would highly suggest doing the same thing so you don't limit yourself from the get-go. We actually found a couple of houses in an area that we weren't even planning to look at because, on paper, it didn't seem to be an area we would like. So you never know what will give you that tingly, "this is the one!" feeling.

It's not in the HOA boundary of ER, but it is in their own Parkway HOA area that is significantly higher cost and, from what I hear from friends, more restrictive in its rules.
