Move To Folsom This Year

I accepted a job in Sacramento and we are moving to Folsom from Kansas this year. We saw two houses that we likes in internet but not sure about the area. Does anyone know these area at Borges Ct and Sterling Cir?

There are too many neigboorhoods in Folsom, I'm not sure which one is better for young children.

There are several neighborhoods that are great for families. I live in Prairie Oaks and it does have lots of kids. The home on Borges has very small backyard and backs to a street. The home on Sterling if I remember backs to apartments. That is willow springs neighborhood. Each neighborhood offers advantages.

Mechelle--You actually got your plug in before Steve H. :-) :-) (Just kidding to both of you.)

To Kansas City family--WELCOME Granted, home prices are really low now, but you might want to rent a home for a while to get a feel for the different neighborhoods and home amenities before you buy. I'm not familiar with Kansas real estate, but you may be surprised at how small some of the backyards are here in comparison to where you live now. Homes on the north side of the river tend to have larger lots and some have a more rural feel, but they aren't as chock full of kids as the newer areas--and aren't as convenient to shopping.

I have a friend that lives on Sterling and another that lives very close to Borges (they are in Mann Ct.)
Both are nice neighborhoods. If you use www.zillow.com, you can view pictures of the house and neighborhood you are interested in from.

Is this the house you are looking at 596 Borges Ct.
I would rather be Backpacking

Hey KC

They are two very different properties, both in nice areas, about a mile and a half apart.

The one on Sterling is bank owned, nice floorplan, has a pool and spa (need to be cleaned up), lots of square footage for the price. It has a couple of features which can be positive or negative, depending on your perspective: Downstairs master (great because you won't have to climb the stairs to retire in the evening, change clothing, etc., but if you have small children, they may prefer to have you close by. Also, it backs to an apartment complex, which while giving you privacy, some may prefer not to be so close to it.

The one on Borges is about 500 sq ft smaller, is investor owned and is a flip. It was on the market for a while as a short-sale, went to foreclosure, and the investor did new paint, carpet, and cabinets. It looks great. The knock on it is that it is a corner home backing up to Riley, which is a pretty busy street, so you will have traffic and noise.

In that price range, you'll find a lot of variety, all in great areas.

What is important to you in a neighborhood? Schools? Parks? Proximity to transportation? Age? Lots to think about. What do you and your family like to do?

You really have to come out and get a tour. I'm happy to offer one.
