Madrone Condos...opinions?

I am thinking of buying a condo and am interested in Madrone in Empire Ranch..does anyone have any feedback good or bad about this place? How healthy is the HOA financially? Any feedback would be appreciated. Thanks.

What you need is a condo cert. There are several ways to get them. The cert companies and the associations usually charge a fee for them, and they are usually generated once you are in contract.

Your Realtor, if you have one, may have a recent one on file.

If not, we have a condo in Madrone listed with our office, in contract right now. I can check to see if we've got a recent cert if you like.

I almost bought at Madrone in 2007. They had all the latest & greatest, like granite countertops....but there were other things about the development itself & condo-living that really bothered me. And once I actually read the CC&R's, I went back & requested my deposit be returned. The developers were most unhappy & it took a long time, but I did get my refund.

Bottom line, condo living is not the type of neighborhood where I wanted to own.

Steve, yes, that would be great if you have a condo cert. available. Maybe that can give me an idea if these condos have any problems or if they are worth pursuing. That would really help me out. I just want to be so careful and get as much information as I can to make a good decision. Thanks also Caligirlz for your input. I may even still have a copy. I'd be willing to give them to you, or even Steve for distribution, that is...once I find them. I'm still unpacking, and the office boxes are the worst. ;)

I think the only benefit to condo living is the No Yardwork because you don't have a yard. I agree with Calgirlz that condo living wouldn't be for me either, but I have three friends who own condos and love the experience. I really think it is matter of preference. I would prefer a condo that isn't a single level where I'd have to climb flights of stairs to get to my place. That is too much like apartment living for me! CC&Rs are common in any development and I'd assume most of them are the same!

Oh wow! ya, if you happen to run across the CC&R's in your unpacking that would be great if you can keep them for me to look at. You are very kind! I know how unpacking is...lots of work! But I think it is very exciting to be unpacking and starting a new life in your new home that you are so happy with!! Can't wait until that is me :-)

Here's a review I found online. As with any review, you have to take it with a grain of salt, but this one seems pretty fair and might prompt some questions for you. I'd also ask how many units are rentals versus owners.
