We are thinking of renting our single family home starting this September or October. I know it is some time away. But I want to start preparing my home (do all the repairs and make some upgrades etc) so that I can get good rent on it. Can anyone suggest a property manager for home rentals?

Do it yourself. Unless you are moving far away, you can do it on a single property.

Many things to consider, but most importantly, why do you want someone else to manage it?

If you want to keep more of your money, do it yourself. For some people the fee is the difference between profit and loss.

If, however, you want someone else taking some liability for the structure of the lease, want to avoid getting calls about clogged toilets and malfunctioning AC units, want to avoid having to make calls about collecting rent, and don't want to deal with the tenant vetting process, the management fee may be worth it.

Both are local and really know their stuff. Find out what they do, what the benefits are and what it will cost before making your decision.

Are you staying in the general area or moving away?

By the way, I'm no expert, but landlords that I know talk about keeping their properties in good repair, but not spending a lot on upgrades. As one put it, a 3 bedroom 2 bath home in Folsom rents the same whether I remodel the kitchen or not.

Ask your management folks to be sure.

If you can, you might want to consider renting it out a little earlier because it does slow down a bit after school starts.

One of the things I've learned is that when you are renting out a home you live in currently, you'll have to resign yourself to the fact that some tenants may not take care of it the same as you will. However... if you give me a property to manage that is in good condition to begin with, it will be much easier and quicker to find a good qualified tenant that pays the rent on time and maintains your property.

I would suggest you hire a landscape company to maintain your homes yard because they are also our eyes and ears... for example we might get a call from our landscape guy that he couldn't get into the back yard because the gate was locked and there was a dog we didn't know about. It's happened to us a couple of times... Just build the price of the landscaping into the rent.

While our rates are probably about the same as most other property managers, we make use of a lot of tech. As far as I know, we are probably the only property management company that does a "move in video" at the time a tenant moves in. They fill out the "move in move out" sheet in our presence and then we walk the house with them inside and out with our video camera... it's a great tool.

We do an annual inspection, drive by your property frequently and will provide pictures or a short exterior video if you are out of the area. Video has been great tool for our clients especially the ones out of the area if there's extensive repair work to be done. We've got clients in the Bay Area and LA that have found this helpful.

By the way... our vendors use smart phones and can get us pictures on the spot if we need to get an approval for a repair.
  • We are also online so when a tenant makes a service request you are notified by email
  • When we assign a service call to a vendor you are notified, by email
  • Anything over $200 for any one item you approve in advance by email
  • Tenants can pay their rent online and when they do, you are notified by email
We also offer a "lease up" only service, where we will show the property, do the back ground/credit check, prepare the lease, do the move in and move in video and then turn it over to you.

We also would like to rent out our single family home starting this October. Since this post is a little old, the recommendations here may be outdated.  Can anyone suggest a good property manager for home rentals in the Folsom area?
