Window Or Stucco Leak

I am having a problem with a south facing window upstairs that water gets in and runs down the wall and leaks out the upper Tim of the downstairs window below it. No roof leak. Had two people out. One says stucco leak with expensive repairs to fix bad flashing. Other says just need a retrofit window. There us never any water upstairs. Anyone else graving thus problem or suggestions on how to repair

Ok. Sorry for the bad typing. This machine must do auto correct. Water comes out at the top rim of the downstairs window

We had that problem (one of many when we bought our home). In our situation, the house had the wrong kind of flashing for the type of stucco used and the flashing was installed incorrectly. That may or may not be your situation. Maybe you need a third opinion.

 

Out of curiosity, who was the builder for your home?

After taking off the stucco and redoing the flashing we still have a window leak.  After some research we think it is wind driven rain coming in the attic vent and running down the wall.  The slats are angled but wide open from the right direction.  We have covered the vent and are waiting for a hard enough rain storm to test it out.

Water can also come in between the top of the stucco and the soffit boards if it is not caulked.  It would be cheeper to check that before you remove the stucco to redo the flashing.

Spray some water up there and check it out. Don't wait for a rainy windy day.

Deb. Did you have your stucco removed around the window to fix the flashing? Did you use a general contractor?

That issue was one of many. We were involved in a modified class action lawsuit to repair numerous structural defects and we won. The stucco and windows had to be replaced, partly because of issues with those things and partly because we had to have access behind the stucco to repair other structural defects. It was a mess.

 

Edit: Yes, we used a general contractor to perform the repairs. We went with the one who performed the destructive testing for the law suit.
