Hey...anybody heard anything on that abandoned firestation on Blue Ravine and Sibley? I'm wondering what that property could be used for? It's really an odd piece of real estate....

If you want to read a long story, start here. I started asking the city about this back on 7 March 2003. The last update I received was on 22 Feb 2007.
Read away... This may be more than you wanted to know...

The people in the Prairie Oaks area have a question
about the Fire Station at Blue Ravine & Prairie City
Road.
Quote:
Now that the old firehouse is no longer occupied, has
anybody heard what they are going to do with it? It
would probably make a pretty cool clubhouse type of
place for meetings, stuff like that. I for one have
noticed it has been overrun by weeds - which is
unfortunate, as whoever occupies this building next
will likely have to rip out the old grass and start
over.
Unquote:
I think it was closed because of a mold problem or was
it some other reason.
Whatever it was I would like to know so I can put it
on our board. Also at a minimum it seems like the city
could at least keep the lawn trim and looking good.
I need an answer.
Thanks.

Cal,
I'm not sure if you have received a response from any other council
Members but I am happy to respond. That "asset" is in the Fire Dept. money
pool. I believe it is their intent to sell it to help pay for other station
construction, equipment or modernization. With that said, I believe
all of us on the Council would be receptive to any ideas or proposals. I'll
try and get a few more specifics related to zoning and building condition.
Certainly in the interim we can ensure we avoid having the existing
Property degrade to blight.
Thanks for your involvement in Folsom!

Hi Cal,
I will see if I can find out why nobody has called you back. Yes,
there was a mold issue with the building - not the hazardous kind. So, the City
will not be using it for anything and it would more than likely be sold.
I will check to ensure that the grounds are being kept up in the
meantime.

Hi Cal:
Your message about the subject abandoned fire station was forwarded to me for a rely. Thank you for your interest.
FYI, the Fire Chief and I have met with an appraiser regarding updating an appraisal done on the property back in 1999. Before that process starts though, Eric and I will be meeting with planning staff regarding permitted uses of the existing building per the City zoning code. The appraiser will probably complete the appraisal in the next 3-4 months. After that process is completed, I plan to meet with the neighborhoods adjacent to the Fire Station for feedback on alternative uses for the property.
I will contact Administrative Services regarding lawn care of the property.
Let me know if you have any other questions.
Thanks.

I have sent several email messages and have received
many replies since 7 March 2003 about the old fire

Ravine and Prairie City Road.
I am attaching all previous emails for information.
I would like to know the status of the building, is it
going to be sold? What is going to be located there?
Anything else. It has been vacant for a long time.
What is going on?
Thanks.

Hey Cal,
I have not heard anything about this lately - but, as I told you about
a year ago, the property will likely be sold, at some point. As the FD
moves forward with the new station in Empire Ranch, I suspect this will move
forward so that any money generated from the sale of that property
would be used to help fund the new station. I may see Eric at the library
opening - and will ask him and Kerry Miller what the story is. I don't know what the underlying zoning is - but I would not think it would be any more
intensive than the parcel across the street.

Mr. May, we took the matter of this facility some months ago for
direction on its sale or reuse. We were task with getting an appraisal
on the property both with and without the structure. We have estimates
to demolish the building, if so desired, and are about 6 - 8 weeks out
on the appraisals at which time we will go back to City Council with
our findings and some recommended courses of action. Due to the size of
the parcel there are limitations on what it can be used for and everything
right now points towards some short of small business / professional
use.

Thanks...that was helpful. I thought your "Events" sign idea was good. It really is a postage stamp sized lot. The mold issue makes it just a piece of land with no building, right? It seems like it would have to be razed. It could be a visual park/green space, I guess...I was just curious because I couldn't picture what business would want to purchase a piece that small.

Yes, and the access in and out on that corner would be bad for any business...

Perfect.
We need more micro malls; similar to the Glenn Drive/Sibley Street fiasco.
Or, another condo-plex might be nice...

Is that a fiasco? Is anything going in there?
Simply my learned prediction.
Poor retail location-- poorly planned entry/exit-- insufficient customer and employee parking.
You'll see some small bizzes open and fold there...think manicure shop.

How about the new one over by the old auto mall, NO tenants. ditto over by Home Depot. It amazes me how developers will just build things without tenants. I suppose that's fodder for another thread...

Indeed it is, sir.
These poorly planned (...and local gov't approved) mini and micro malls add to blight. And, they're more costly to local governments than previously thought.
The poorly planned mall at Natomas Marketplace/US-80 is a textbook example. Look at the additional $$$ now being devoted to correct its traffic planning boondoggle. It's expected to relieve only about 25% (--at best) of its current congestion. The mall is fairly new. There's retail rental space available.
If one meanders down into Rancho Cordova, numerous tilt-up's are readily available to rent.
We're turning into Elk Grove...

that kills me that more and more mini-malls are being built around here and so many of them are 50-80% empty... yet more and more keep getting built
pretty soon its going to be a mini-mall ghost town - prime example look at whats happened to all the stores by walmart
